would probably get 600 a month per room from students so 2400 a month…but even at that the price is high as would only get around 3% yield after tax. Might have been attractive when gov 10 year bonds were negative but not anymore when you get 1.8% risk free and will probably go higher in the coming months.

If you look at that website, they will get in contact with the top 3 bidders, I guess to see if the winner doesn't want to go ahead with the purchase the next highest bid gets to have first refusal, and so on.
Ive seen a few of these houses go back on the market after being 'sold'. Either the buyer gets cold feet, or the banks refuse to value the house for the price they paid. Plus mortgage rates are going up, which makes affordability harder.

Wow, that's one of those places I'd love to know more about, in terms of how it ended up in that state. There are still personal effects visible in some of the pictures, but it's not livable in the condition it's in.

Dont keep a log but definitely an improvement in supply. Deterioration in asking prices though.
The below is still largely a doer upper (some parts done up but ber E1 says a lot) needing extension in time and looking for 395k. No side area for such an extension.
And extension costs up so much us think itd impact what folks will pay. Crazy stuff and if keeps up wont end well I think.

Next phase of 16 houses released in Elmbury Carrigtwohill today, got email at 12, I only saw it at 2, submitted to reserve one, email at 3 to say they are all gone. ****. €335k too for 110sqm 3 bed semi, good value compared to Glounthane and Glanmire.
what's the story with this kind of property? €250k for 115m2 is good value for the area. No pictures but the outside seems in good condition. Its under 2 leases, one commercial and one for the apartment and it says they're unaffected by the sale. So I assume you couldn't convert it to a private house?
Wonder how the tenant upstairs gets access, door the the right?
You could probably apply for "change of use" from commercial to private when the lease expires. There shouldn't be any issue with that.
