Provided the building was last used as a residence (and hasn't been used as say a store or an animal house) and assuming there are no issues with things like road access, susceptibility to flooding, and the size of the site being suitable for a water treatment system ('septic tank') there should not be any problem getting planning permission. You could ask for a meeting with the planning department before buying and establish whether there are any issue. (Its not a guarantee of permission to do anything you wish, but you will find out whether its an option).
Gorgeous house to be fair but outrageous price. Also, looks like they have added the outside space into the sqm which is a bit cheaty. Still love it though.
In fairness I don't think getting planning permission in Leitrim is particualry difficult.
I can't comment on Leitrim but I don't see why it would be any different to Sligo or Mayo where its becoming increasingly difficult to get planning in rural areas. In most cases you will only getting planning permission on a site if its your land, where you have a connection to the area and farm the land. Unless of course there is a dwelling already in existence. Most of these dilapidated houses or cottages that are been sold are essentially sites for sale. Many will have road access, water connection and electricity.

What it's saying is that you wouldn't need planning permission to refurbish it. Septic tanks became more difficult to get permission for in recent times due to environment regulations, and really old sh1theaps like this often wouldn't have a tank. And without a wastewater treatment system in place, you can't refurbish it to live in.
The fact that this has a tank in place means a refurb requires no planning permission.
If you don't like that one, this one is just up the road - 10k more though for 0.25acre more (1.25)

I think you would need to install a new septic tank as the old ones work different than modern ones. That house is so old I don't even know what system would have been installed back then especially in the countryside.
You'd more than likely have no bother getting planning permission to develop that house. There may be a requirement to upgrade the septic tank system but most people would be doing that anyway given the age of the system.
I'm not sure what to make of this, one moment it's fine and then...
You go to the trouble of putting in a walk-in shower/wetroom, then stick the cheapest plastic triton electric shower you can find into it...

Someone is mad for the mirrors (and bits of mirrors). There seems to be a lot of marbling effect on some things too, very into crafting and DIY projects maybe. The artifical grass back garden is awful and not just because it's on the walls 🙈

They seem to have a strange sense of style. They've managed to ruin every room by overdoing it with one or two items - they just went that step too far. eg. The kitchen is nice but then they went and ruined it with the mad tiles. And yes the artificial grass on the walls - what were they thinking!
That's like 2 completely different people decorated it. Some great stuff then the granny moved in with the left overs from her 1980s house. But my God, that fake grass..... 😲

Most of it would be easy enough to fix. A change of furniture and soft furnishings would do wonders.
Easy and cheap enough to get rid of mirror tiles in kitchen and to carpet the poxy stairs with the pink grout. Wallpaper or paint the single bedroom that looks like a prison cell. It shouldn't cost too much to get rid of the fake grass either although there may be plastering needed underneath.
This doesn't seem expensive to me. 15 minutes from Kinsale. Unless I am missing something? Probably costs a fortune to heat.

Yes, it is a bit odd. Not a direct quote, but:
The house is over 3 floors, lower level has a large living/dining area to the rear, kitchen, study and 2 bathrooms.
The middle floor has 2 formal living rooms and a large hallway, having the main entrance door, which leads out onto a patio.
On the top floor there are 4 bedrooms and a bathroom.
All the space and light on the 2nd floor, I would add a toilet and move the kitchen there I think.
And yep, I think it must be very thin/one room deep.

Another old house which seems to have been ruined by its owners. It's 200 years old but doesn't retain any of its original features going by the photos. It's decorated like it's a cheap holiday let. All the rooms are very dull and has no character.
There doesn't seem to be a main staircase off a hall - or maybe the hall is not shown. That spiral staircase is a bit eek! at the top, you would not want small kids in the house. Or want to take large items of furniture upstairs -that pine staircase seems to be off a room.
