Yes I spotted that, some child from the nearby farm I imagine. The 'main' road to Tubbercurry - the long straight one - is a single track boreen, the road to the house is barely even that! Even as a holiday house its a bit remote!

I was listening to something recently which claimed that houses with thatched roofs were almost impossible to insure at the moment.
Wow I like it. Initially I thought it was an old house. I never saw a new build with a thatched roof - its beautiful. Insurance and maintenance costs though would be a problem.
A similar cluster of houses were built in Dunmore East a few years ago, If I remember correctly they were very slow to sell. I did see a Trip Advisor linked blog that waxed lyrical about them being hundreds of years old and built from clay, when it was perfectly obvious from the straight corners that they were built from blocks - and only about 15 years ago or so.

I love the outside of the house and the grounds but hate the interior. There is very little I would keep in the interior - they've done an awful job on it.

No, they're slats to prevent any potential overlooking objections from neighbours. Lovely house, but from the pics it feels a little claustrophobic.
Probably pay a company to bring a truck into the grounds.
It looks nice from the outside but some of the finishes inside make it look cheap. It's almost like two different styles mixed together.
I actually run by that house every so often. I'd imagine it's been sold as a site. It probably has an esb connection and water. Unless you're building on your own land that you farm, or an existing dwelling is there you won't get planning permission in the area. I don't know who it would appeal to as it's really a poor site too, although there is a new house been built across from it. It's in a bog with a good bit of forestry around on a boreen with no tarmac. Even as sites go in the area that is still very cheap but cheap for a reason
Whoever lives there would have been popular in the lockdown with that shebeen.

What do you expect anyone to do with it if they don't want it themselves? Its in Leitrim, which might be a problem but other than that its an acre of land, serviced and ready to restore. I would imagine it could go for more than the 45k advertised, provided road access is ok etc.

You're buying a site with planning permission they'll get the 45k and probably more.

Does "in full compliance with local planning laws" mean that it has planning permission or that the sellers believe you will get planning permission?
I thought if a building was unoccupied for a certain length of time, its status as an occupied residence lapsed?
My mother paid the ESB ground rent on my grandfather's cottage for 16 years in case and so that when my brother decided to renovate it, it would be considered an existing building, rather than derelict (which it effectively was).
Apologies if my terminology is off, layman here.
