Since it's been mentioned in a few posts, how much of a premium would a sea view attract?
Let's say you had 2 identical apartments, eg here.
One faces West (inland) and has a view of nearby trees. The other faces East and has a full view of Killiney Bay.

If the one without the sea view was an even million, how much would people pay for the one with the sea view, €1.2m ?
youd have to assume it is being sold as an infill site, i know the location well, those houses on smaller plots are making in the 900s now believe it or not.
i think a 20 % premium would be right, there are different sea views as well , the one from those apartments is probably one of the best in Dublin.
I lived for a little while in a house with a sea view. That is all you could see though, sea. It was very boring, especially since the windows were always gunged up with salt spray, about as interesting as looking at concrete. Admittedly we were there all through the winter. A sea view needs at least some beach or coastline to make it interesting.
It's a corner site in Killiney with 7 bedrooms. I don't think you'd buy anything with a sea view in Killiney for that price - I could be wrong though. Prices in the south of Dublin are crazy all over.
if you put that house in a field in mayo you could knock a zero off the end of the price.
And on a practical point, it needs a lot of work or else when winter comes around you'd fecking friesian

I was outside it last month and it doesn’t look like anything has changed since it was last on sale but the inside tells a different story.

Paint the ceilings first anyway....
Paint everywhere. The colour palette is depressing, they have just managed to miss the colour in every room. The one place that would be improved with prettying up a bit, the hall and staircase, is just all-over white, taking away its charm.
It is certainly big, but the rooms are seriously distorted by the camera. It doesn't appeal as a domestic dwelling, maybe offices would be more suitable.
Wow that is impressive. Someone has poured a ton of money into that to make it habitable. I did architectural technology in DIT across the road and that street was uninhabitable at that stage. 90% of the houses there were in serious danger of collapse. Although looking at the overheads it seems like a lot of the street has been rehabillitated. I'm sorry to say but it should probably just be developed into high end apartments or a boutique hotel or something like that.

Last night I was watching one (Boy) George Alan O'Dowd doing "Who Do You Think You Are"
And one of his ancestors supposedly lived in what is now the Museum at no. 14, then a tenement block crammed with families.
Which was very handy if they wanted to show what life was like in Dublin at the turn of the last century.
I see there's some sort of planning retention application mentioned for work to toilets I think.
Any idea what is going on with the end of the garden, are they outbuildings? They look in fairly bad repair whatever they are. I thought the renovation was very impressive, it's a stunning house but not sure they will get that price for the area it's in even if it is next door to King's Inn. I wasn't sure what was going in with the ceilings at first but it seems to be by design with varying colours. Not my cup of tea for the ceilings but I enjoyed looking at the pics, a lovely home.
I just cant understand pricing of houses a lot of the time but if people pay that price in the area, they will have no problem putting price tags like that on any house

In need of a fabulous update, mind you - and the pictures of only three rooms but no pics of kitchen, bedrooms or bathrooms could be a sign of an even bigger outlay.
Would you look at the width of that fanlight in the hall! Who do the EAs think they are kidding? My immediate sense on going into that hall would be 'why are they trying to cheat on the size of the hall? I wonder what else they are cheating on!
And the 'POA' business is a complete turn off.
When done up it would be a great house. I'd say it is an absolute ice box in winter though. Just look at the dining room. There are 4 radiators on the walls and even then there are 2 plug in radiators in the room.
Its's an original glebe/rectory attached to the adjacent St Mary's C of E church so it would be all original features.
I'd say it's POA because they're afraid to put a price on it and are trying to gauge the market.
Oh I have no doubt the fanlight is original, and very nice, but I doubt it is a hugely wide as the photo shows. It the deforming camera at it again, making rooms look bigger than they are.
That lense or a similar one seem to be used in most country houses I have noticed.
It's as though all the EA's noticed or heard about it around the same time, and have decided it must be used all of the time. Even when it isn't necessary.
It needs work but it has an old world charm to it. I love houses like this. I wonder what the price is?

There's a few giant mansions built in fields around Mullingar and god knows how you would sell them.
