Harper Creek in Glounthane next phase released, 3 beds starting at €375k. €400k for a new build 3 bed semi, isn't far off. Presuming you can get HTB your looking atleast 100k income now to get a mortgage. Granted its still cheaper than renting, surely demand will fall off soon with these prices.

Isn’t B3 a bit low for a terraced new build? Even our refurbed late-50s detached house got B2, and that’s without going down the heat pump route. I’d have thought that B1/B2 would be the minimum for a new build, especially with the thermal benefits of being terraced.

To be fair, there would be stunning views of the R&H Hall building from the back garden, and the rich aromas of miscellaneous grains wafting over the fence from Southern Milling Ltd. would really pique the taste buds for a BBQ on a summer’s evening.
Plus a warm local community of hobos drinking cans nearby and the opportunity to be next to one of the largest construction sites in the country which would run for years and ensure your already bad back garden will definitely not get any sunlight and be overlooked by at least 3 high rise buildings with the added bonus of a new train line behind your house too 😄
I was watching the last 45 minutes of this, better than the telly!! Guide price €350k went for €452k😱.

It is a nice house/location but 452k is crazy for a two bed with no garden.
Market is hot. This was asking 425 and went 535 I think. Its modernised but that is big money for 90m2 semiD.

There was a house going for 235k in Gardens hill now going for 260k and rising which you can view the online bids.
I am sure k was told phase I sold at 340k for the smaller one. So €50knincreae in half year.

Whats crazier is the house sold for 200k in Sep 2018. So they turned a serious profit even allowing for investment in the house. I think its crazy. And like youll get decent noise off south link where it is.
Insane price. I lived in one of those houses for years. Nice place, but small. Worth nowhere near that.

Absolutely and the backyard is all concrete, completely ordinary decor inside….I’m struggling to see the attraction that it comes with that price tag.

Looks like they sold off a chunk of the back garden to allow construction of the bungalow behind. House has a piss-poor layout, is very dated and has the cheapest of everything; doors, light fittings, bathroom fittings, stairs, white goods etc. You could easily spend 150k bringing it up to date and a lot more to move it up to a BER A rating. And you'd still be living down a laneway behind the first house.
Hats off to them if they get that money for it, and they probably will. I totally not worth it.
I read the comments before clicking the link and still wasnt expecting a price tag anything like that. Pure greed. Those tiles are so dated, you'd want to rip out every one.
For a house that is only 20 years old, it's so dated. No love put into decorating. Crazy price.
