I'm not sure which is worse, EA's distorted photos or rubbish amateur ones. On balance, I think its the amateur efforts.

I can't see them getting that. The rent for the area isn't that high and I would be surprised if they could get €3k more likely €2500.
No chance of them getting that, or anywhere near it.

I think it is weird to mention the insulation has been up grades when it does not appear to be the case and then also claim it is BER exempt. No idea why this would be exempt.
Is there any particular reason why so many estate agent signs are dark blue with a red band at the bottom? Did they do their training at SF and have no imagination when they set up their own agency? Or is it a subliminal thing that draws people's attention to those colours?
It's not the point as to whether they get it or not, that's not how it works.
Let's say a typical rent there used to be €1600 a couple of years ago. Someone advertises it at €2,200 and settles for €1,900.
Next one to rent one out sees that one at €2,200, puts theirs up for €2,400 and settles for €2,000.
The next one drives it up to €2,200.
So in a short space of time it's gone up from €1,600 to €2,200, or an increase of 37.5% in say 2 years. It works the same with sales prices.
They've no intention of getting €4,000, but by doing this they may find someone willing to settle for several hundred a month more than market rent.
Grey can be nice but there is such thing as too much! If it wasn't for the kitchen table and the wooden bed I'd have thought the photos were in black & white.

That really is a stretch in theory. I keep a close eye on rents and this is not what I have seen. You just get some people with unrealistic expectations. They are obviously hoping somebody sees it as a 4 bed but know they can't advertise it that way

Simple - it's not. More than likely they havent had one down yet so have simply selected that option when placing the ad. Happens quite a lot and decent letting agents will ensure one is in place before the tenancy agreement is let.
However it is required to be displayed in the advert. I would be contacting letting agent in the first instance for a copy of it. If they refuse to supply on then that would be a warning sign to me on how this rental may be managed going forward.

Pointy Bandon house has luxury AirBnB written all over it, but you'd be a long time getting your money back.
Its very pretty and the surroundings are lovely, but I can see all kinds of practical issues with living in it.
I'd be much happier living there if the trees were cut back a little further. I wouldn't fancy a tree falling on me while I was in the bed.
