Recently they launched Houses Belmonte and Simone. Anybody here that booked in Phase 1 launch?

Myself and my partner just paid a deposit for the Belmonte, very happy with the showhouse and we feel that the price is quite reasonable compared to what some of the other new builds are going for in Dublin at the moment. The transport connections to the city centre with the train station so close is a big bonus. Since the viewing there has actually been two big transport developments with Dart South West pretty much locked in and the 24 hour bus service that we will now have thanks to bus connects. So makes us even more confident in our purchase!
Have you received any indication yet on when they are expecting phase one to be finished?

The showhouse was pretty good and loved the location and connectivity. We too have made the deposit for a Belmonte.
Did they issue the contracts to your solicitor yet?
I found the location way too overcrowed and traffic chaos. Priced well though.
Traffic -- Yes but at the same time its a big residential area, kind of a small city with so many estates. There will be merits and demerits everywhere.
By the way, did you book or dropped it?
My friends were interested. However, they were a bit late in responding to email - Next phase perhaps. I liked the price and all. Only worry was too many houses in that area. As you said, cannot get it all considering honest prices. They are offcourse sad to have missed onto this launch.
Tell your friends, the Phase 2 registrations began starting today with a launch date in Jan 2022. I got an email from Savills today.

Hey how is process going on. How can I ensure I'm on second phase list. Its so difficult, to get on viewing list.
The way is same. Register and follow up. By the way, they are not yet HTB approved.
Sad they are not HTB approved :-(. Hope they will by next phase. I'm expecting prices to be up by then.
Less sad more of a concern I would say. However, v v few options as the market is crazy.

could anyone please share reviews about Tandy’s lane upcoming launch. How is property and location. is it not help to buy approved?? What is the process from viewing to buying? We are a young family, looking to buy a house in a safe area. any suggestions?

They got the HTB approval just today. Phase 2 launch will happen very soon, maybe next week.
We booked a house in Phase 1. Show house quality was excellent and location is good in terms of accessibility. Good luck.
Thats a good news. I missed email with pricing information for last phase. Do you have it with you please? Also, when are you expecting handover of your house.

could you please share price details for phase 1 and room size details if you have it available. That would be really helpful in deciding for phase 2. When are you expecting handover of your house.
Also, please let me know what is the process to book once it is launched. I mean do we need to be in a queue or something. I heard about other new developments that there used to be a queue 2-3 days before launch day and people were sleeping in their cars to book their desired houses. Is it same for Tandy’s lane. How was your experience?

I am not too sure about all the house types, but 3 Bed ones were priced at 420,000 Euros.

Regarding booking an appointment for viewing, all you need is register your interest and follow up with the Estate agency. If you're lucky you will get a slot. That's how it was for me at least and some of my friends. Good luck.

Thanks a lot. Are they offering HTB to first phase as well - Hope so for your good. Just to guess next phase price. If they are not, they will increase prices by 30K+ as HTB is now available.
Yes, HTB is available for all Phase 1 houses. Hopefully it remains the same for Phase 2.
No fancy extras like Attic conversion or underfloor heating.
Out of interest did they publish a price list for those houses as all I could see was prices from €420k...?
The closest new estate "The Heath" started from €440k for a 4 bed 148m2 house.
We bought a new built three years ago in the vicinity and prices started from €290k for a 3 bedroom terraced house.....Seems to be crazy that prices have increased that much in this short time period...😮

Belmonte type, from Phase 1 was 420K.
Same for Simone house type.
Thanks a mil. Size is bigger for Simone, yet the same price. Any difference in features? I could not locate from email or website. Sorry for the bother.
It will be absolutely my view. From my assessment, the layout of Belmonte type is better as there is open accessibility between living room and the kitchen, which makes the rooms more connected, brighter and airy. Secondly, I found better storage options in Belmonte compared to Simone and third would be parking is available on the driveway of Belmonte house types. Only few Simone had parking on the driveway and those were already booked.
Also, the Simone houses that were left for us were not east facing, so along with all these points, we went ahead with Belmonte.
But honestly, given the housing situation, we can barely choose. So go for anything that is available :)

Not sure, if I would even get to the shortlisting stage. With every phase price are up, so earlier the better.
