It only when enough make the decision to park up will rates increase. Back in 2008 some builders even when it was obvious that construction was in trouble kept building to keep crews together.
In any business whether it is in farming, construction, transport, entertainment, it is very easy to run down cash reserves very fast. You need to be ruthless and make the decision. If you are losing money doing any business do not use cashflow to continuously keeping it going. There is a limit to how long you can do that. Even parking up one truck now will reduce costs and losses.
They had 3 on the road up till this summer, already have one pulled and parked up, the scary thing is diseal bill is the same today as this time last year with 3 on the road, they banked alot of money last year and own 2 of lorries outright plus all the trailers, the mental thing is, the company they work for has paid out north of 30k in fines the last two boats that came in for overstaying their pier time by days, when a extra 2 euro a ton to the hauliers on both occasions which would of cost 15k all in would of ment the boats where filled on-time

You are looking at one off costs in a certain situation. However if a logistics company is moving maybe a 50k ton a week at say 100km/ton average distance 10c/ton/km extra in freight charges is 500k euro.
Logistically you should me able to manage down a problem like overstaying in a port. Logistics companies look at it that when rates go up it hard to reduce them so until they are in a situation where they cannot manage a fine situation or cannot shift product they will not raise rates
Their isn't anymore to give on the hauliers side especially with wage/diseal inflation and trying to keep drivers, said company was always able to get trucks in to haul their tankers for filling these ships, at one stage here, we used to run the lorries 24 hours a day, when boats where in, now they are left parked up and no boat runs are done....

Surely your property tax is based on what it'd make on the open market, farm sheds here are very near, farmyard goes around the house on three sides.

Unless a farm house is next to the road or a larger type house most will fall into the 0-200 k bracket. That is what I valued the old farm house on the farm that I did up
If it was SD with only a ROW into it, or if the farm had the ROW it would only make 120 k I reckon. It an old two up two down farm house

It's all relative. If you value a house in the 200-262k bracket and in 3-4 years time it sell for 270k you can make the case that it increased in value in those few years. If you sell for 400k you will have some explaining to do.

That might be where you get caught. To achieve a really good price you have to mindful of buyers needs. A buyer buying such a property may need to borrow substantial amounts. He may wish to use as much on a mortgage ( therefore looking to value a house substantially above a threshold or going into a threshold above that) as borrowing on a 10 acre parcel may not be feasible.
