Do you need planning though if the load bearing walls are ok and you refurbish to original spec? Your looking at new roof, electrical and plumbing then plus architect/engineer costs.
I would be looking for a project, I'm experienced enough to manage all the interior construction work myself.
I've seen worse refurbished to be honest.
Fire damage is a difficult one with engineers. Heat does structural damage. Have an engineers survey done sure.
Looks like you'd be knocking and rebuilding. Very busy road alright. Look out for flooding on that road, it gets bad at times. The estate across the road was very badly flooded in the 90's. Looks like it is an auction too so don't think you can pull out if you win it? Not too sure exactly how they work...
My uncle had his engineer look at the video and 100% has to be knocked. It's a site and not much of a site either.
Buy new is still the opinion, is the only houses that have value in them.
At what cost though?
Would only make sense if you were a builder with staff on hand to throw at it and get it done for cost price, its a money pit for anyone else, honestly you'd be better off looking around for houses inside the town boundary with a big garden, knocking on the door and offering them 90k for a site.
Even the trees along the boundary would totally kill any decent daylight and its not guaranteed you'd be allowed to cut them.
On the rental side of things, was surprised to see this on Daft! Is there a market there for it??

Yeah very near Apple, UCC, CUH etc. You would not believe the eye watering salaries of middle management upwards in some of these places. Apple and UCC can often have people over from abroad for a year or so and would cover a substantial lease for them for the period.
Its pretty expensive considering they were working on it illegally during the covid lockdowns.
Saw that, were heading towards 350k for a basic 3 bed semi now.
I see there are terraces amongst then so probably looking at 350 starting on them, crazy stuff.

I'm not sure exactly on the prices and wouldn't like to guess, but I have been told that they are up to 60k more than the equivalent houses in Janeville and Castleheights purely based on the fact that they're available now. I imagine the waiting times for those big developments are well over two years now.
Second hand houses in Janeville are going for 10k+ above the equivalent houses off plans. This is despite those new houses being entitled to 30k help to buy. Carrigaline is booming in fairness but supply simply can't keep up. A 37 apartment development has just gone for planning in the Stables car park so hopefully that shows an appetite for apartment living in the town, especially with the western relief road a year away from completion.
How many houses are actually built in Janeville now? It was meant to have 800 houses originally and started construction 5 years ago.
Was up for 395, sold for 520.i know it was probably priced under but not by that much

We enquired about viewing this house actually but by the time we did it was gone up to about 490k. Definitely not worth that much.
Used to live around there, those houses are absolutely on top of each other, overlooked from all sides, the roads in the estates are really narrow and blocked with parked cars as most driveways were built to accommodate just the one car, traffic is awful....
Its mental that the "Rochestown" address still seems to warrant this price tag, Douglas is a mess! Plus as was mentioned that house needs a lot of money put into it, I'm getting flashbacks of being freezing just from looking at the pictures....

Any of you looking at phase 6 in Castle heights in Carrigaline,3/4 bed semis are €330/€365,no price on the detached,no launch date yet.Kind of torn between new or keep looking 2nd hand.
I like the idea of a detached house on its own,but any coming up need work,most of them 90s builds are very dated etc and need money.
Theres only a small few detached coming up in phase 6 in Castleheights ,175 sqm, they have the extra room (playroom/office) along with the sitting room.Perfect lay out,proper 4 bed,no attic room.But god knows what the price tag will be!.
Was 185k originally last Spring and they must not have had much interest because they dropped the price to 175k in the last few months. 150k seems a more reasonable guide price.
The 2 detached houses in the second part of phase 5 were 440k, not sure if any were released with the recent houses. The 4 bed semi had went up 10k to the 365k you quoted.
Is there anyway you can look up the asking price history of a property for sale? For example if it was for sale a year ago and taken off the market but is back on now?
A friend of mine bought 4-bed semi last year and the last 2 bedrooms are tiny, 4th bedroom is in fact suitable for home office setup as there's no space to walk comfortably with a single bed in place. Not sure if my expectation were high or the room size was small.
Id imagine the detached in phase 6 will go up by €20k or so,will find out soon enough I guess.
Only 2 detached coming up for sale in a few weeks,not sure how Savilles operate ,is it a case of first come firts serve.Or will all interested parties be vetted to weed out time wasters etc before a decision is made.
