Kinsale has a ridiculous amount of €1m + properties, so it's priced to reflect it but I'd agree, it's seriously over priced, that's what you get with supply/demand.

Does anyone know what the laws are re. buying a city centre property, using the groubdfloor as a retail business and a residence on the upper floors ?
That has been in the news recently, I think that legislation is being brought in to make it easier i.e. from a planning perspective.
Interesting....because there are some properties which would make lovely conversions and I firmly believe that the future of the city will be based on quality city centre homes...not 500K penthouse suites or dingy converted apartments. It gets done all over Europe...why not here.
I think and I could be wrong, is that currently you have to apply for change of use planning permission if you want to convert over the shop to residential. The new legislation is to do away with that requirement.
There'd be more of an issue switching the ground floor from residential to retail. I can't see too many obstacles beneath put in the way of someone wanting to live over a retail space.
Correct and the legislation is designed to remove any remaining obstacles. It would be nice to see more over shop living in our cities.
You can convert an old commercial building to residential without the need for planning (if footprint of building not extended) up to a max of 9 units without the need for planning. There is a process to notify the Local Authority.
1 bed city centre property on the south side for €145,000 seems a bit tight inside but not the worst price I have seen.

It's a very nice estate with a mix of houses. Cant really walk anywhere from the estate though as I think the footpath situation is chronic. It's a couple of hundred yards from Ballinglanna the big new housing estate in Glanmire on one side and the back road to the tunnel/Glounthane on the other.
The house itself is very poorly laid out, especially the furniture, I think better furniture would utilise the downstairs space better. Kitchen is smallish, garden tiny but for less than 300k it has its merits. Glanmire itself is a great place to live I think.
if you look it up on street view you'll likely see why its so cheap, it looks to be the corner unit here or is it? The images make it very hard to make out but those up on the plaza match the parking/front image with the internal photo's confusing me. but if it is one with an alley way underneath a bedroom which lets be honest is a huge risk that it'll attract local teens to hang out in, (sheltered alley to hang out in)
edit: nevermind its the corner one on the opposite side not in the image they posted.

Anyone noticing more houses seem to be coming up for sale? Still mad prices. And a lack of new builds. I wonder are they waiting for info on the help to buy etc from the budget.
I do remember seeing this house months ago during my search and thinking 350k was extortionate. Obviously the seller was completely chancing their arm. They must have had zero interest at all to drop the price 50k.
