I can't comment on the price as I don't know the area but I thought this place was fabulous. It oozes so much character and style. I'd very happily live there.
Definitely looking to hook in a Dermot Bannon fan who will throw in another 750k developing the existing buildings to overlook the bay with an entire side of the house made of glass.

Nice surrounds. The Slieve Blooms have become a nice Wicklow alternative, Emo Court is a grand walk.

That Mountmellick house is a superb renovation job. All the bedrooms are en suite so Id guess they must have stripped it back, knocked some walls and started afresh.They have got underfloor hearing under those very old oak floors so that shows the money that has gone into the place as retrofitting underfloor heating is a seriously expensive job.
Theyve done a really great renovation on it and a big part of the price for the new owners is that they wont have to endure the pure stress a renovation like that involves with problems popping up everywhere and the budget getting blown asunder. Im not sure how far 350k goes in County Laois but if that house was in Dublin it would easily be a million quid upwards.
From the listing it says it was the bank managers home who lived with his family above the bank. It would be interesting to know when that tradition died out, it began in Victorian times. And to know what went on back in those days with the bank manager living above the bank. My minds eye sees him relaxing upstairs in the evenings with a brandy in one hand and a shotgun cocked and ready to go by his side.
When I was growing up, there was a house behind (attached to) the bank in the village. As young teenagers we found places to climb and explore all over the place. One place was the wall behind the bank, where we noticed there was a house/dwelling, with skylights, and we walked across that roof. There was somebody sitting in there, no idea if he had a brandy or a cocked shotgun though.. We didn't do it often, found better places, but we did try and convince others to go and have a look.
Yeah I remember hearing of a bank manager somewhere in Meath living above the bank in the 70's. The tradition goes a long way back but is well gone now.
Imagine living above a bank with your family in the 1870's and hearing a window breaking and the candles in the room flickering, oh bollox, here we go again..... 😂

If, there's no guarantee of PP, and the solicitor didn't very strongly advise you against parting with €400k without PP for a new house, or if you were refused PP, would you not have a case against them for not doing their job.
With what is happening out there, my guess is it will achieve the price and more.
As well as a lovely spot, Roundstone is a status symbol for many with a few quid.
Love the bar too, however I would not be able to have a quite moment reading some of those books with someone else entering & having a drink at the bar. They should of somehow separated the library from the bar🙄

That's probably why the Ceathru Rua ruins thought they would get €395,000. But unfortunately for them, trends in Ireland are very much a sheep culture. similar area with possibly better views doesn't amount for anything. It has to be Roundstone or Kinsale for the D4..

Yup, my grandparents lived 'above the bank' that he managed for about 30 years up to the 70s too. As soon as he retired they did a big renovation job that converted the abode to offices for the bank downstairs.
I ate his liver with some flava beans and a nice chianti.
Chalk and cheese though as no real comparison in terms of scenery or beaches. Carraroe a fairly barren landscape compared to north Connemara imo.

That Cork house. There looks to be no divide in the back garden with the neighbours house. Bit annoying if you went out back for some peace and quiet and they decide to do the same.
Ah yeah, that may be, I didn't mean specifically Carraroe, just mentioning it as the other stone ruins was there. But it seems even a mile or two outside Roundstone wouldn't be good enough.
