Has anyone built a house from Irish-House-Plans.com

Currently at the early stages of planning to build a house and pricing up the potential cost of an architect for a ~2500sqft 1.5/2 storey house with garage but happened to come across irish-house-plans which has lots of really good designs and ideas. Just wondering has anyone used their service and is it possible to then just have an engineer sign and verify the build off those plans that they produce for the contractor after planning has been granted?

To me, sites like that are a race to the bottom, the lowest of the low gutter designs. There's no need to get an architect, but surely anyone can do better than that tripe.

You have the chance to build a lovely unique home and you want to skimp and build something awful?

OP get an architect and build a passiv house.

Ignore the naysayers. Not everyone wants or cares about a bespoke design.
There is no reason why every new house has to be designed from scratch, especially if you have a spacious site.

If you go for it you will save on the cost of an architect and engineer for the design (roughly 7-15% of total cost).

There are plenty of engineers who will inspect and sign off on compliance of a build they didn't design.

You'll still need to consult with the planners and go through the planning permission process.
You will probably also need an energy consultant to sign off on Part L compliance.

If you could find a design that has already been built, you might have the advantage of being able to go and see it and get a reference from the owner.
