    Sounds interesting, who is the local supplier and what type of floors/brands are we talking about?

    Supplier is Matt Britton in Dundrum. Haven't got a qoute yet from them but should do tomorrow. Only have one quote for flooring yet so not sure what's good value. Thinking laminate downstairs and carperts elsewhere.

    We found quote from Matt Britton very expensive. Was highest of all the quotes we got (got quotes from 4 places)t. Hopefully they will do you a good discount.

    I would be very surprised if you got a better deal than from the Flooring Mill. We went to Carpetright in Sandyford and the quote was €1,000 dearer for the exact same floors and carpets. He's a small family run business and was great to deal with, would highly recommend you contact him for a quote

    There were a handful of Junipers left as of about a week ago. No Orchids, unless there were cancellations in the meantime. Phase 2 launching next weekend.

    What's the traffic likely to be on the distributor road? Do you think buying a place looking on to this road will be noisy?

    The Ballyogan Road? It'll be incredibly busy. It won't be quiet anyway.

    The Distributor Loop road is the one running through the whole estate and coming out onto the Ballyogan road (in two places). It's due to be completed this year I think.

    For anyone who has already bought houses, did you have any issue in getting flood insurance for your house? I've heard it's difficult now to get insurance for anything that's less than 200m from a body of water?

    Just put down a deposit on a Fern. Due to be completed in July/August. Aghhhhh what have I done!😀😀😀😆

    7 ferns 3 elders. My brother queued very early Thursday morning and got a ticket for us around 8am. I think he said there quite a few cars by 6ish. All the 3 beds sold today.

    Interesting, the fern was more expensive in the first phase so that's swapped around.

    Any extra for side entrance or facing south?

    For reference, our phase (previous release) prices depended on if the house was mid terrace, end of terrace or semidetached, but not on the location because well, there weren't different orientations to choose from really (although it might affect the overall price), 3 beds previous release were 485 to 500 (cheapest was mid terrace Fern, most expensive semidetached Fern, elders were priced as an end of terrace Fern, even though they were semi, but orientation was worse).

    The price list didn’t make any differentiation between end of terrace or orientation, though I’m sure there was had you asked. To be honest we couldn’t really afford anything over 500k so it was all moot to us.

    Hi all,

    Has anyone’s fire alarm / carbon monoxide alarm went off in their house yet? Ours did this evening, and I’m not sure what caused it. We had no appliances on and weren’t cooking. I reset the boiler in the kitchen, off and on, and then a few minutes later it stopped. I guess my question is has anyone’s alarm went off when a gas boiler reset was required?

    And also should I be worried about carbon monoxide?

    The alarm has remained off since resetting the boiler.

    Hi all, so I have set-up a private facebook group and it is called:
    "Clay Farm-ers" :D

    But I wanted to check peoples opinions before I accept members to the group.

    I know from other groups that I was a member of that we had to validate who we were - and so I was thinking we should perhaps do the same thing to ensure the group is for residents only.

    I was going to propose that each person requesting to join the group, send on something to show they have purchased a house. I was thinking perhaps a photo of the letter from Park Developments saying congratulations on purchase..... and with the owners current address and the number of the property in Clay Farm blurred/blacked out. So all you can see is name and road of purchased property (e.g. Larkfield Way, Larkfield Close).

    Or another option is I can put on a "Pending member question" and people need to confirm their Clay Farm address. But this wouldn't be as concrete as the Park Developments letter.

    What do you think? I will go with concensus on this one!!

    If you do that does not prevent strangers any more :P (not like it even occurred to me a stranger might want to join), but if your address has already been used you can say by who, that kind of proves at least you know each other XD

    Can people who’ve paid a booking deposit join? Our contracts haven’t even been posted out yet. I’m not sure I have anything to prove we booked a house, except I know the address!

    Sure, just give the adddress when joining. Ill reach out to anyone who has given an address that gets used more than once/twice! :)

    A few people requested and didnt give an address so I wont add them unless they do. It will be better for everyone to feel comfortable that it is just residents I think

I wanted a couple of small things (extra socket, skirting to be left unfitted, and an extra row of tiles in the garden) and so far I have failed miserably (I was given a couple phone numbers by savills, one didn't reply at all, the other one replied once after a couple times and never got back to me after that). Thanks!

    Also wanted some electrical work and ward robe work but by the time i got the contacts alot of the house was already finished and difficult to make any changes.

    That would of been something you would of needed to request either before signing the contract or at snagging stage. Once you've moved in it is unlikely a builder would accommodate cosmetic changes.

    I requested the skirting not to be fully tacked on but was told by Parks that this is something they cannot do, for their own snagging process they always fully fit the skirting. Unfortunately for someone fitting wooden/laminate floors you are then left with holes in the skirting if you want the laminates to finish under the skirting

    I will say though, that we had some minor repair issues needed such as plumbing and patch work on the ceiling after we moved in and the lads were excellent and very accommodating at getting these resolved

    Have you tried speaking with the Park Developments head office? there are 2 ladies who deal with Clay Farm and are great to deal with. Tell them you want to speak with the foreman or the snagger. The earlier the better as it is unlikely they will add anything at snagging stage, they will only fix things then
