cant sell land

    since my relative died the land wont sell because his neighbors
    who used to rent it,now just keep using it for free.
    im afraid they'll get squatters rights eventually,which is what they want.
    anyone know a legal way to oust them off.

    no.its just fields and bog they just use it.they don't want to buy or
    rent the land just have use of it free. we live 300 miles away so can't
    police it very well.

    To Prevent a claim of adverse possession you will need to visit the land very rapidly and take note of the date.

    Then look at getting proper legal advice.

    They probably have a good claim if they have been using it without payment for the last few years.

    If its your land you will need to secure it with fencing to keep them out.

    ok.
    it is for sale with an auctioneer now.
    they tore down the for sale signs.
    we have a solicitor who only works 3 days a week and is hard to get.
    they'd tear down any fencing we'd put up.then deny it

    Take 12 years to gain "Adverse Possession", but for this, they have to exclude you from the land, so visit it at least once a year and take a selfie holding a current newspaper.

    Send them an invoice and receipt (registered post) for the rent.

    Get proper legal advise and follow it (esp if it differs from postings on this thread)..

    Removing the auctioneer signs might be criminal damage, report it to the Guards, they won't do anything, but there will be a record if this comes to court.

    There are so many issues here that the only person who can tell you what to do is a qualified solicitor, appraised of all of the details of the case.
