Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Ending lease on rented house?

    Myself and two other friends are renting a house through an estate agents at college. When we signed the lease back in august there was a minimum of 12 months which we agreed to and signed thinking we would stay in the same house for the following year also.

    But know we have no intentions of keeping the house for the summer and are finish college for the summer and are going home. So the house is lying empty for the last 3 months of the lease which we are expected to pay for. I'm just wondering is the any way we can get out of this lease for the final three months or is there any chance of the estate agents allowing us to do this. Can we write a letter to get out. Also, there are a few problems with the house like immersion heater etc

    Any suggestions would be appreciated, thanks!

    Easiest way is to assign the lease, ie find another tenant to take over for either the three months or even another year.
    Failing that, you can ask to be let out, all they can say is no (which they probably will, but worth a try).

    You signed a legally binding contract to live in the house and pay rent for 12 months. You can't just write a letter saying that you want to leave early and hey presto, its ok for you to do so.

    Get someone to take over the last 3 months of the lease & you stand a good chance of getting your deposit back, and not being pursued for the rent for the remaining 3 months of the lease. You'll have to get the landlords permission to do this, and bear the cost of advertising the house and doing the showings.

    Daft have a Short term listings section, so demand is out there from people who only want to rent houses and apts for a few weeks or months at a time, especially in the summer time.
