Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

How much extra would a basement cost?

    I'm curious, not building in Ireland but might be here in germany. A company we're looking at who sell "prefab houses" will add a basement to a 130sq m 2 storey dwelling for exactly 10 grand if the client wishes. So, how much are cellars in Ireland? The germans look at them as a logical thing to do for storage space and a good proportion of houses have them. Why is it so different in Ireland?

    Cheers Syd, had a feeling the water table might be an influencing factor alright. Shame really, when that area of land is going to be given over to housing anyway, not to make the most of it and add that extra space for no extra environmental impact.

    I don't think you can, other suppliers names usually get snipped from this forum. It doesn't really matter as I'm not looking for a builder!

    Basement construction makes a lot of sence on certain sites as you are making good use of the footprint of the house. They are expensive to construct because of the extra excavation and important detailing. From my experience over the years many builders are very careless with much more basic details so I would be concerned with their attention to detail at bacement level. The main problems would be waterproofing the structure which generally involves tanking.

    Does any one have even a ballpark cost for bacement if you take it that many builderes will charge €100 / sq ft for a typical house build. Is there any rule of thumb for bacement construction.

    You then also have our fire regulations and escape provisions that make it more workable to convert the attic if you are going 3 storey instead of down.

    Water table whilst an issue, is not insurmountable, done properly. A client of ours has one, and a 1.2m water table outside......and no issues yet. And there is no reason it should be. If you can make a floating hull as foundation - on water - waterproof, a basement should be simpler. See here: http://www.dirkmarine.com/concrete-hull-hubb/

    No, no typical figure. I have a suspended deck over basement in my own house. Basement alone (50m2 approx.) cost about 30k. With the deck & raft over tied in, probably cost €60k.

    Family member was quoted extra €20,000 on a 50 sq.m footprint.

    Yeah, that was from the QS. Think they are just going for a much smaller basement section now. Just for storage as they have no attic.
