Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Hi All,

    In the market for a new house and came across one last week. Build in 1950s or so - ring beam - very little done with it since 80s bar newish kitchen. 800 sq feet or so - mid terrace- downstairs bathroom. Would not expect to do anything to change the footprint at the moment. Plaster is knackered and needs full replacement on cealing or walls which are probably breeze block.

    Needs:
    5 Windows - 3k
    1 Front Door - 1k
    6 internal doors and frames - 1k
    Rewiring -5k
    Re Plumbing inc heating - 5k
    new plasterboard in cealings and walls and skimmed - 3k
    Small En suite upstairs/or shower room. 5k
    New Carpets upstairs -1k
    "Sort out" downstairs bathroom - 1k
    decorating and contingent 5k.

    Would i get away with 30k?


    i did something similar a few years ago for circa 35k but it included the garden and kitchen and front drive - the unknown is the bathroom this time!

    If you have to take money from decorations in favour of insulated plasterboards for the walls and top up quilt to the attic. Spend a little money on air tight tapes around your new winodow frames. spend €4/500 on an aire leakage blower test and to fins and fix all air leaks.

    Be warm in an undecorated house not cold in a decorated house - if you have to.
