A3 planning zone

    We are looking to submit planning in an A3 planning zone for a 2 story house - any one have any tips /advice for us? People are apparently finding it hard in the area to secure planning and the planning authority are being strict. Any past experiences ?

    Carraignavar would be fairly close to us. General experience is that if you do manage to get planning they will knock your plan back a certain amount regardless. e.g. if you apply for two story you may end up getting a story and a half. Just wondering if there is anything we could do to ensure we get the design we want. We're not going in for anything extravagant, its a standard design our builder has but we would really be hoping to keep the full second story and keep the attic space.
    Any advice would be great, thanks.
