Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

What should tender documents include?

    Hi,

    I am looking to add an approx. 1000 sq. foot extension to a detached property. Engineer who drew plans is in process of drawing up tender documents and I am curious to hear others opinions as to what these should include:

    Should it include:
    1) Copy of plans that would have gone to Council
    2) Construction drawings with technical specifications etc - if so how many pages would you think this should involve for a 1000 sq. foot build approximately
    3) A list of finishes for doors, roof slates, skirtings, architraves, details of window colours etc
    4) Electrical spec
    5) Plumbing spec
    6) Details of drainage plans

    7) Anything else????

    Tender/construction drawings might include:

    Existing and Demolition Plan(s)
    General Arrangement Plans (Foundation Plan, Floor Plan & Roof Plan)
    Services Plan(s)
    Drainage Plan(s)
    General Arrangement Sections
    Detail Sections
    General Arrangement Elevations
    Joinery Drawings/Details
    Window & External Door Drawings/Details
    External Works Drawings/Details

    Plus then written technical specifications and schedules for the likes of sanitary ware, general finishes (like tiling and timber floors), internal doors, painting and decorating, etc.

    We ended up with a tender document of almost 20 pages excluding any of the plans / drawings... We wanted everything detailed so there was no ambiguity down the line as to what's in and what's not etc!

    I've heard of a proposed tender doc on 2 pages!

    +1 but also a notation of what contract you intend to use

    The more detailed and accurate your tender pack the more concrete your price and the less room for wiggle by the contractor onsite.

    Clear definition of PC sums provision and how they will be adjusted when items are selected ( what % to contractor )
    Payments schedule / terms

    Indeed. Basically...preliminaries.

    And, just to add, for the size of the extension indicated by the OP, a Preliminary Inspection Plan, to comply with the requirements of the Building Control (Amendment) Regulations, to let the tendering contractor know when inspections by the Assigned Certifier will be required...and...for good measure, the Preliminary Health & Safety Plan, to comply with the requirements of the Safety, Health and Welfare at Work (Construction) Regulations 2013. Also tell the tendering contractor if he is expected to act as PSCS.
