    Hi all we are currently starting to build our extension under the old building control regulations. If we self build do we need to employ a project supervisor or are we exempt under the grace period?

    Hi all we are currently starting to build our extension under the old building control regulations

    Meaning you started between 14 - 28th March. Right ? That is a Building Regulations matter.
    If we self build do we need to employ a project supervisor or are we exempt under the grace period?

    If you are talking still about building Regulations and if you have started as above you do not need to appoint an Assigned Designer or an Assigned Certifier.

    If you are talking Health and Safety read this

    We started the design process a year and a half ago commenced our build by closing our 2 nd entrance and opening up a new entrance as per planning. We are hoping to complete by Christmas but may be longer.

    Not 100% sure that exempts you from the BC(A)R?
    We are hoping to complete by Christmas but may be longer.

    New H&S regulations would/do apply and you need to appoint a Project Supervisor Design Process (PSDP) - although you are a bit late on that one! - and Project Supervisor Construction Stage (PSCS).

    Exactly what was asked!!! My other half asked me to ask as he was unsure if applied if building under the old regs. I have no idea am on a steep learning curve.

    1. Building control regs and H+S regs are separate. You query links them but should not.
    2. The H+S regs kicked in last Aug.

    Sounds like your commencement notice should be invalidated and you should be lodging again. Closing off a gate does not mean commencement. A CN is only require when works to which the building regs apple, and closing a gate is not part of that.

    Heck demolition of some structures doesn't even mean commencement in some cases.

    Thanks for your replies. We have an architect and a structural engineer overseeing our project and it is out for tender hence delay in starting. We are not sure if better to self build hence this question. If we need to resubmit the commencement notice then we will. We were going to self build but our architect was dead set against. He advised us to submit the commencement notice. He also advised us to go for tender and now We have prices in and are meeting with architect next week as prices all much higher than we thought. If we have to resubmit the commencement notice our choice to self build will taken away. Having looked into everything we will probably hire a builder but exploring all options
