Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

How much would a 1300sq ft dormer house cost to build in west cork per sq ft? any ideas? any builders out there? Is it still possible to build a stand alone house in the countryside(or are there new regulations against this?) ? Also what would the average site cost close to Bandon/Kinsale ? Is now a good time to build ? Or would it be cheaper(before site bought + building done) to look for a stand alone house in the countryside to buy ? Thanks

Price of a site in Bandon / Kinsale from €50k to €100k per half acre.

1300sq ft standard dormer about €100 per sq ft. About €130k

Most rural sites require you to have lived in the area for a long period and to have a housing need.

At the moment there are probably still quite a few bargains to be had so if you look around it could be cheaper to buy an existing house. It is certainly a lot less hassle.

You could spend a few euros doing this up and still have a bargain

Also don't forget planning fees etc. esb connection, water connection/well. A lot of add on costs aside from the bricks and mortar.
