Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Tips on building a low cost holiday chalet.

    I would like to build a holiday chalet in Donegal and was hoping to get some advice and tips.

    Ideally I would build ahouse but this is not financially possible atm. What I'm looking for is advice on how I could build a chalet as inexpensively as possible. I had considered a static caravan but the area is so exposed these only last a few years before having to be replaced.

    So I'm thinking block built 20 x 30ish size. I would have the building work done and do as much inside as possible myself.

    I thought if I put in electrical heating initially this could save money over an oil c/h system and it would largely be used in the summer anyway.

    Can I buy and use second hand doors and windows?
    What type of roofing would you recommend?
    I was thinking of not installing a hot water tank and just having an electrical water heatera t the bathroom and kitchen. Any thoughts?
    Single pendant lights in the rooms as electricalw ork is expensive.

    Please feel free to add or shoot down my ideas.

    I would like to spend less than 40k otherwise I'd be better off buying somewhere.

    Any advice gratefully received.

    If you build anything for habitation, it must have planning permission And must comply with building regulations.

    The fact that it would only be used a couple of weeks / months a year is not a factor, it would still be considered a house.

    Engage Architect/Engineer/Technician.
    Get Planning.
    Get Construction Drawings.
    Commenc eon site under strict supervision from your architect/Engineer/Surveyor.

    You need to comply with the Building Regulations so i dont think your plan is possible im afraid :(

    Won't work. A habitable house cannot be done for that budget.
    Please note, while all this is still possible in Ireland, it is imperative that you have an assigned certifier who may be an architect or engineer to advise you at all stages of the project.

    I can get a prefabricated cabin of this size for 30k but I would prefer a brick built structure. It would be a shame if I had to buy a cabin from NI rather than give work to local builders. I have no idea how much professional fees would be for such a small simple structure, any ideas.

    Planning application -3k ish maybe less, maybe more.
    ESB, water, drainage connections - 7k maybe more
    Compliance with our building regulations - a lot more than 30k!!!!!

    It's a new house, it has to meet current building regs, and building control regs, encompassing current insulation levels, glazing, renewable requirements etc

    I'm not opposed to complying with building regs. Can't avoid it.
    Just thought we could identify unnecessary items of a build to keep cost to a minimum.
    Utilities and consultants fees seem to be the biggest obstacle to building a small home cheaply.

    No, even with the costs of utilities, planning and professional fees etc, your budget is too low.

    I was looking at holiday cabins (abroad) 3 weeks ago, and even a small prefab with zero insulation (as you'd need here) would cost more than your budget.

    Why does everyone see consultant fees as the main obstacle to building?

    Build a large farming style shed and put a mobile home inside it, and bob's your hillbilly uncle. You can work on your cars in there as well. Pure bachelor bliss.

    I really don't see how this would be in contravention of planning laws as long as you had planning permission for the shed...although there could be a clause to say must not be used as a dwelling.
    Anyway not relevant as I'm not going down this road. Thanks for the input though.

    Just as an update, I really feel that 80k for a chalet is insane but is probably an accurate figure. I believe that for not much more I could have a decent size house built. So I'm going to investigate both avenues small cabinand 100+k house and see what makes most sense.

    There is no difference in Building Regulations between what you're calling a 'chalet' and a 'house'. So, at 80k, you're 20k below your 100k budget. Win of the day, that.

    And if you think you can build a 'house' for 100k............well.........I know the numbers are what you 'believe', but as someone pricing stuff all day every day I can attest your belief is well-meaning, but misplaced.

    Consider: I've priced a 4.9m x 3.1m one today for 30k.
