Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

crack over/under windows-- how to permanently repair

    Hi, could anyone give me a hint on how to repair cracks on the outside of house, above and under windows. I have repaired these several times with exterior polyfilla, and with sand and cement, but after a few months the cracks reappear. Any help in this matter would be very welcome

    I suggest you hire a reputable builder to identify and treat the root cause. It could be relatively minor, such as settlement of a new build, or more serious such as inadequate foundations or ground problems.

    Sounds a little like these could be 'live' cracks. I think I'd like to get a professional opinion on them. Of course it could be that you did not use the filler correctly, too thick or maybe too thin. Maybe you need something a little more substantial, cement based, to do the job. Best advise: get an engineer to have a quick look.

    There should be reinforcing above and below window openings. I don't think many builders bothered with such details. To me it sounds like subsidence.
    Dig a smal hole(450mm x 450mm) to have a good look at the concrete depth of foundations in the vicinity of the cracking.
    In the UK they make you go down 1metre minimum with foundations.
    If the cracking is at the corner of the house it could possibly be the roof pushing the blocks apart. The trouble with rendered block is the render can hide a multitude of sins coupled with the"drive by engineer" you have a recipe for trouble

    Any trees close to the house? Trees can move walls either by direct contact with roots or even by soaking up so much water that the ground dries out and shrinks from under foundations. Get professional advice imo.
