How long does PRAI arbitration take (converting leasehold to freehold)?

    I know this is possibly a 'how long is a piece of string' question but just trying to get some guidance from anyone who may have been through the process before.

    I am sale agreed on a property since March but in May was advised there was an issue with the title as it is leasehold with only 68 years left to run - so not of 'good marketable title.' The vendor's solicitor has commenced the process to convert it to freehold but is having difficulty tracking down the landlord so from my (v basic) understanding of how this works, it'll be going through the arbitration process in the PRAI.

    I know the solicitors have asked the PRAI to expedite it due to the sale, but who knows whether that will make a difference.

    Does anyone have any idea how long I might be waiting for this to be settled? I'm already 2 and a half months down the line since the application for a vesting certificate was submitted.

    We bought a house that was in this situation and it took a long time. We were lucky as it was sale agreed before us and the process had started then however the 1st buyers got sick of waiting when it ran to several months...

    My experience was the vendors solicitor was very poor and that may have been a factor in the delay.

    My vendor lodged the freehold purchase in March 2019
    I received notification of the title deeds in June 2020!

    Thankfully it was a DCC leasehold.

    Don't hold your breath...

    I say you could be looking at way more than a few months. Land Registry was already backlogged before covid for any type of specialised application beyond just registering a house sale. Then Land Registry shut down for covid so that didn’t help. But this is definitely something you’d want to sellers to fix.

    I’d keep an eye on other properties just in case
