Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

    Hi I'm aware of the 12.5% allowed on depreciation but what about maintenance costs before rental?

    I rented out my place in April but got some work done to the kitchen in March - resurfacing the cupboards etc to ensure it would be good for new tenants. Spent around €1000. Can I claim this back?

    Pre rental expenditure cannot be off set I believe.
    Have you asked tour accountant?

    I recommend you use one for at least the first year return. Their fee will save you lultiples of this and their fee is fully tax deductible.

    You might be able to claim this as an improvement against any eventual capital gain when/if you sell. Worth chatting to the accountant about it, sorry I don't know the details of what is and isn't allowed as we never did it.

    Keep a record of every single bit of expenditure. The mention of the capital gain above is one a lot of landlords forget about
