Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

Inspection of property every year or so - does it have to be written in the Lease?

    Mate is renting his house and Im helping him with info.

    If he wants to routine inspect property every 9 - 12 months (and the tenant has an option to rearrange the appointment to suit them and is given 10+ days notice in writing of req) do we have to put this in the lease?

    Chapter 2: Provisions regarding tenant’s obligations
    16.—In addition to the obligations arising by or under any other Obligations of enactment, a tenant of a dwelling shall—
    ...
    c) allow, at reasonable intervals, the landlord, or any person or persons acting on the landlord’s behalf, access to the dwelling (on a date and time agreed in advance with the tenant) for the purposes of inspecting the dwelling
    As well to put it in the lease anyway though.

    Why deviate from what the RTA 2004 says. It's clear and lets the landlord do an inspection "at reasonable intervals" without restricting the inspections to 9 - 12 months. Every 6 months or so, is reasonable (twice a year) however, if the LL finds problems he can make the inspections a little more frequently, or, if the tenant is good and the property after the first inspection is in excellent condition, the LL may wish to inspect less frequently.
