Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

Llewellyn Estate and Eden Court Rathfarnham; area review

    Hi,

    As the title says, I would be very grateful if anyone could offer any insight into these two areas: Llewellyn Estate and Eden Court, in Rathfarnham.


    Houses seem to be a bit more affordable in these areas, but perhaps there is a reason for it: would they be considered safe?

    Any feedback is appreciated, thank you!

    Both estates very quiet and daft. Llewelyn in particular has lots of kids out playing all the time.

    Llewelyn houses are small and cold! May explain the lower prices

    Isn’t Llewelyn in Ballinteer ?

    I could be mistaken, but the public transport isn't great near Llewelyn, which may also impact the price of the houses

    Public Transport is fine. The 14 and 75 go past Llewelyn estate. 16 and 175 are a 5-10 minute walk away. Vice Versa for Eden court on the buses. Maybe a slightly longer walk to get to the 14/75. Both nice estates.

    14 and 75 also serves the Luas at Dundrum. Llewellyn houses were built in the 70s and are a bit smaller. Although a lot of people have extended

    Decided not to buy in Llewellyn, the house was ok size wise, but right next to a road, which meant that from the garden you would always hear the constant “hum” of cars.

    I thought Eden Court was a lovely estate, it was a sunny day when we went to the viewing so everything looked really pretty, however the garden was east facing so again decided not to buy.
