We are looking at buying parents house and adding a granny flat to the side and probably an extension to the main house. Im a little lost as to what the first steps are? We have spoken to bank and money should not pose a problem but should our next step be to meet with an architect? Or do I need an engineer? What would you expect to pay for architect fees, this will require planning.

    Bank, then architect
Fees anywhere up to 10% if build cost, design, planning, tender & evaluation, construction and contract administration
