Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

    Hi Pdbeighty1 , naughtb4 and mattcullen -Thanks for taking the time to respond. I think it's very sad that such daftness has left someone with no livelihood for the next few months it has led to this sense of buyers remorse.

    This is the worst thing, the shop owners and those that work there, all out of a job in the run up to Christmas.

    Someone "little angel" has caused this and it angers me greatly that there will likely be no serious consequences for them or their scumbag mates

    Hi,

    Pdbeighty1, we are moving in 3-bed Rahillion Drive with 7 yrs old daughter.
    btw, I recently was there and was surprised that all houses on Rahillion Drive are already built up but in scaffolds. Doors and windows are completely mounted. Even radiators and stairs are fitted almost in all houses.

    The delays mainly relate to access on the estates. To be honest, we're quite happy to wait until the new year to move.

    Hi Raja,

    We rang the school next door to the estate for our daughter and they had a place for her in second class for next September. I remember her saying most other years were full. I would recommend you ring the school soon. We went to the school open night 2 weeks ago. It is a nice welcoming school and my daughter liked it. I think numbers will be up next year with all the building going on. Best of luck

    Hi Bunt25,

    Our little girls should be starting together which is nice. It will be reassuring for them both that they won't be the only newbie. :) I liked the school. It has a good before and after school facility too called sherpa kids which is handy if it suits. The bonus being that eventually our kids can walk to school through the gates at the back of the school from their homes.

    This is a fab development, once of the nicest new builds we've seen.
    We visited the open day last weekend but the only have 4 beds remaining - which is unfortunately over our budget.

    The next phase didn't get planning so i imagine there would be any more houses coming live for quite some time.

    Wow thats interesting. The next phase seemed more of the same apart from a series of terraced 3 beds. Did you see why it was refused? I have no doubt they will modify plans pretty quickly to get some built. They have had no major problems so far and like you say.. the houses are high quality

    Also our daughter has a placd in junior infants or senior infants.. depending on when the houses we move in

    The master planning had bunglows along the estuary side north of the school they applied to amend them, to two story houses, squeeze a couple more in and create cul de sacs. It was declined because 2 storeys would affect visual aspect of the estuary. All the information is freely available on fingal website planning

    Spoke to the builder the other day and he said that we are now due to move in February/March after it was initially stated it would be November. Happy enough to be honest due to our circumstances and not remotely surprised given at the initial showhouses the first people due to move in were to be in May and they still aren't in.

    We must be on the same timeframe too, we are half way down Rahillion Drive. We were told December but haven't even enquired with the builder recently as clearly they don't look like they'll be ready by then

    Hi, would you mind sending me the builder's contact details please? We're buying in Rahillion Park and the estate agent said April or May but we haven't had any contact with the builder yet. I'm assuming we'll be way later than what they said, considering they say they're finishing the Crescent before starting over our direction.

    Can I ask what number you are. We just have our landlord notice for march 4th. If it goes any longer than that we will have to move twice.

    We were at Rahillion again yesterday. We were told by the property developer that because they got refused planning permission for some of the houses, Rahillion Park will now be ready for snagging in March. We had previously been told April / May.

    That's a good bit earlier but I'm sure you will be happy to get in. Did they say anything about what type of houses they plan to put where the permission was refused. Our house will be facing that area

    Yep we'll be happy to be in earlier if it does happen. They didn't say what kind of houses and I didn't think to ask but I'm sure you'd find it if you trawl through the county council website. They said all the Drive houses are up now as you probably know.

    Half way up rahillion drive. Was out yesterday and I checked again with the developer and he said it should be ready for snag Jan/Feb and ready to move into Feb/march. Our current lease runs out at the end of March and I'm expecting we'll need it right up until then!

    On the new planning permission for the houses at the edge of the estuary/new park...apparently they are re-applying for bungalows to be built there instead. He said they would be 3/4 bed bungalows. I think he said they would be dormer...never heard of them before. I'm pleased with that as it will give us some sort of view of the estuary/park from our upstairs when everything is finished

    I was thinking the exact same Elliot, I'd be delighted if there were bungalows opposite! I think it would be a better look for the road personally... the plans that were turned down looked a bit cramped

    I am wondering regarding snagging, does anyone know wheather should I arrange some snagging specialist or not. What is the common approach with that.

    When are you going to order flooring stuff (as it takes about 2-3 weeks for supplying) just after snagging complete or at any other time?

    We've also bought in Rahillion Park. That's interesting to hear them say the houses will be ready there in March/April. The development looks well behind when you get out there. Spoke with Ballisk Homes last week and they were more inclined to say later. Have any of you been provided the details of the builder from Ballisk? Thanks for your replies.

    I'll take the date I was told with a large pinch of salt. We'd be happy to be in by the end of the summer. I only have Ballisk contact details myself so far too.

    He said the builders aren't sure what will happen as they've to liaise with the planners and see what they can build. It'll probably mean the crèche will have to be lower height and take up more land which means they won't be able to build the eight 3 beds that were planned for phase 3. We have a booking deposit down on one so we're a bit unsure what to do now.

    It looks like they'll put a detached house next to the crèche building beside the park and build 4 or 6 of the eight 3 beds but he won't know for certain until December at the earliest.

    That's all very interesting. Slightly worrying that they offer houses for sale when they don't even have full planning permission to build the houses!

    Hi do you know where the creche is, do you know is it an extension to one of the houses or a commercial purpose built creche, the planning which was rejected F17A/0529 lists it as being 13 residential houses?

    Same as. Hopefully, it will just run smoothly, and all of these delayed planning applications dont stop/delay work too much. Having issues with our Landlord now so just keen to nail down a date range. Have seen other devs we were looking at drag on really badly. Purchased in July so would be keen to be in no more than a year after purchase.

    The plans we were shown had it in the corner of the cul de sac near the entrance to the new park. It looked like a separate building but with a similar aesthetic to the houses around it.
