Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

    Notice for BER assessors during the COVID-19 crisis

    Updated following Government announcement on 6 January 2021

    On 6 January 2021, the Government updated Level 5 restrictions.
    In line with the increased restrictions, construction will close from 6pm on Friday 8 January, with limited exceptions. The full details are available here.

    In light of this most recent update, SEAI believes that, in general, Building Energy Ratings for grant aided works or discretionary BERs commissioned by property owners are not essential. The following therefore applies:

    BER Assessments for Grant Claims
    In response to the updated restrictions, SEAI is temporarily suspending previous requirements to furnish a valid BER at time of grant claim. SEAI will put in place appropriate alternative governance controls which will facilitate appropriate grant payments to homeowners and contractors while also maintaining appropriate BER obligations. While these provisions are temporary, they will remain in place until such time as Government guidance permits.

    BERs required for property conveyancing / transactions
    A BER is required for all buildings being offered for sale or let, unless the building type is exempted as defined in SI 243 of 2012.

    Auditing
    All audits will proceed as desk audits until further notice. No site audits will be conducted during this period. Where you have a specific difficulty in completing an audit, you can contact your auditor to discuss alternative arrangements.

    BER Systems
    SEAI’s online systems will continue to be available to facilitate the publication of BERs by assessors and making them available online for property transaction / conveyancing purposes.

    Helpdesk queries
    The BER Helpdesk will continue to operate as usual. If you have any queries, the BER Helpdesk can respond to any questions you may have.

    On foot of Government guidance in respect of the COVID-19 emergency, the Sustainable Energy Authority of Ireland (SEAI) is fully implementing measures to protect its employees and to help minimise the spread of the virus.
