Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

House-sharing during Covid Lockdowns

    Hi,

    Anyone advise on Tenants rights / obligations during Lockdown regarding new people moving into a shared accommodation?
    Landlord wants to move new people in but we cant even have visitors over so how can they force us to accept new people and the added potential exposure to Covid that will bring. The kitchen and bathroom are both communal.
    Even a visit to view the property is against current Lockdown rules.

    From the gov.ie website:
    "To enable a limited functioning of the housing and residential tenancy market during this time it has also been agreed that online viewings will be the default approach to viewing property for rental or sale, with a physical viewing only permissible at the point where a tenancy agreement is being entered into or where a contract for sale has been drawn up."

    So it sounds like they should be viewing online until such point as a particular tenant has been selected and is going to move in. Sounds like there's not much you can do.

    If you are that really that worried about it, offer to cover the missing rent. That way I'm sure the LL will forego any viewings etc. :rolleyes:

    Or better still pay the entire rent and ask the LL to further reduce your risk by removing your existing housemates!!

    We all have to live with this and if the LL or agent is re-letting the rooms as per gov guidelines, then there's not much you can do except take whatever extra precautions you can yourself. Those government guidelines are there because they recognise the essential need for housing/ accommodation.

    Or you could move.......but wait that would ironically mean requiring a LL or agent to show you properties because you would have need for accommodation.
