Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

Mortgage problems with Spray Foam Lofts

    Hi,

    Thinking about getting the loft spray foamed for better installation, but read somewhere that mortgage lenders are refusing applications where the house in question have a spray foam loft.

    Does anybody know if this is actually an major issue?

    Will probably be selling the house within the next 5-10 years.

    Never heard of this.
    Any links to a report or similar on it?

    I know of plenty of houses in Dublin that have had the rafters spray foamed and then went through a subsequent sale.

    The banks will never set foot in your house in my experience. A estate agent will to value it and an engineer for a structural survey and lastly a BER assessor to give your house a BER rating, which you need to sell it. Spray foam is a very effective insulation method but the same as anything else it can be done wrong. If it's done wrong then the structural survey will highlight the issue. Apart from that scenario the bank won't care.
