Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

    4 beds: €585k end of terrace, €570k mid terrace - 158sqm
    3 beds: €500k end of terrace 109sq m

    Pricing tonne confirmed at a 2pm mgt meeting!

    20% social housing in designated area- all apartments. Developer not on HTB yet but is in process and we're told not to worry. Anyways as it happens we've picked a 4-bed as afraid the 3 bed too small...

    So hard when you can't see the houses and have to call it and pick out your house now before the viewing!! Viewing by appointment only on Thursday and public one at weekend but will be well sold out by then

    Are the 4 beds not over 500k? If so the HTB doesn't apply I thought. That's why I'm not looking at any 4 beds.

    It is nuts the queueing again! It really is 2005 :(

    The whole development is social\affordable housing. It's part of the Strategic Housing Development System, a government funded scheme which fast tracks planning in return for properties which are produced "quickly, at scale and at affordable prices".

    Yeah I know that- we were planning for a 3-bed but when on the spot in office having to choose 1 house we flipped to a 4bed to stretch further than planned. But spur of moment but we have young family and a 3bed at 109sqm is probably on the small side and couldn't pick it without seeing it!

    Fecks sake- didn't think we had to make that call today- thought we'd be able choose Thursday after seeing them!!

    3-bed is only 109 sqm? They said it's about 120 sqm for 3-bed on their advert..

    Nope so mid terrace 3 bed €470k, end terrace €485k and end terrace south facing €500k and all 109sqm- but you can convert attic.

    The bilberry is the 3 bed that's 120sqm but that's starting from €530k!

    I don't get the 3 beds being above 500k (crazy price IMO).

    Over 500k and every help to buy buyer is now off limits to you. How many second time buyers will buy a three bed? I guess people moving from apartments.

    You could say it's effectively €550k as person buying 3bed for €500k will end up costing them €480k with HTB

    In our meeting this morning we confirmed that we can choose from any remaining property on the day when our turn comes around and we're not limited to the one we initially picked this morning so you might still be able to switch back to a 3 bed if you find the size is suitable!

    It seems ballyogan, ESB substation, and recycle park nearby is not a deterrent for people buying this property.

    I got an email today about the "private" launch on Thursday, so presumably it's "private" in the sense that everyone who registered interest is invited. :pac:

    Desperate times i suppose. I've a feeling this development is going to contribute to the Ballyogan reputation rather than being a victim. Speaking of Ballyogan, the school has shutters and bars up now to stop the gurriers smashing the windows.

    Is that the holy trinity school? such a big decision and not maybe everything not ideal but lovely people on queue and there are plenty benefits too including creche nearby, luas across road, Carrickmines retail park short walk...

    To be fair this development is a good walk away from the 'worst' of the Ballyogan estate, which is the sink estate bit down at the Ballyogan Wood Luas Stop; those houses looks seriously dodge! Would put me right off the new houses/apartments build directly across from The Park, the further you move up Ballyogan Road towards Leopardstown Valley the better and Clay Farm is most of the way up.

    Having the recycle park nearby isn't a negative, is it? Like it's also about 0.5k away! The substation is a different story...

    Got the email about this yesterday - for the house prices, you'd need to both be working good jobs yet the launch is on a Thursday not at lunch time & they expect people to be able to go? Seriously?!

    Also on the location - we drove out there a few weeks back to have a look. Took a turn just down from it (prob 5 mins walk) and were "escorted" out essentially by a traveller on a quad bike as there's a camp down there. Have to say completely put us off especially with the price tags attached to the houses.
