Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

Planning in Back Field

    Hi Guys,

    I was just wondering if it's possible to get planning permission in the countryside in a field behind other houses. The houses are belonged to family members. There are neighbours either side of the two family homes. But I don't think they would object.

    Most likely no. Backyard development. Even if your family wouldn't object the planners would look on it very unfavourably. In general, you must stick to the building line.

    We received planning this year for a house that is classed as back-land development. It can be done

    Yeah, it's directly behind 2 family members houses. We had a pre-planning meeting and the area planner was happy with the house, but not in favour of the site (due to backland development). He suggested that we try and swap the site for one with road frontage - this wasn't an option.

    We arranged a meeting with our local councilor, who took the proposal to the senior planner - the senior planner had no issue with the proposal. We submitted the application and as expected, the area planner recommended a refusal but the senior planner overruled him and gave a grant.

    Planning is subjective and it depends who you meet.

    Similar thing happened to us. One planning app, the area planner recommended a grant and the senior planner refused it. Next app, the junior planner recommended a refusal and the senior planner overruled and granted it.

    OK, does the linear development rules come into effect here i.e no more then four houses in 250m. At present there are four houses. Two belonging to family in the middle and a house either side not family.
