We have a concrete patio with a small garage underneath. We store ride on lawn mower, freezer and tumble dryer down there. However, the concrete above is cracked since it settled and it's now leaking below into the garage. We are looking for suggestions of how to stop the water coming in. Any suggestions of concrete sealer/ paint type material that would stop this. The area in question is about 40msq. Thanks

    1. When was the concrete roof installed?
    2. Was there steel rebar/mesh installed in the concrete?
    3. How long is it leaking?
    4. What is the total build-up - ie Is there a bitumen/insulation layer above the concrete, with paving slabs on top?

In my experience, concrete roof paints will only last a year or two, especially if your walking on it. You’re best to look a full roofing/ tanking system with suitable separating pads under patio paving slabs.
