Rental house inspection - ventilation requirements?

    Hi everyone,

    Thanks in advance for any advice here. We are renting a house which was built in the 70s and have had a letter from the council advising that they wish to carry out an inspection, and to call them to arrange said inspection.

    I've one concern and that is in regards to the requirements about ventilation. We have a vent in the kitchen for the boiler, but no vents in any other rooms. All rooms have windows obviously but none of the vents you see in the external walls in newer houses.

    We do have central heating, and everything else that seems to be specified. Is it likely that the lack of the wall vents I am talking about will cause the inspection to fail?

    Yes it’s possible. The landlord has to demonstrate adequate ventilation.
    This can be in the form of mechanical, permanent vents in the walls or trickle vents in the windows.

    It’s very likely the LL will have to core some vents through the walls unless there’s some technical reason they cannot do it.

    If its a HAP inspection- unfortunately, they will try to shoehorn current building regulations into the dwelling- so you'll be looking at ventilation in every habitable room- and ventilation to an exterior wall for a cooker etc etc. Its a bit of a game of count how many rooms in the dwelling to get the number of exterior vents you're going to need to have installed. It doesn't matter one iota that its not bothering you- or that the building fully met all building regulations when it was constructed- the fact of the matter is- the council inspector has a check list- and is going to pull you up on vents- and possibly other issues- that simply wouldn't matter for a private rental. This is one reason why it would be easier to get a private tenant in your property- in all probability the dwelling wouldn't be inspected- and even if it were- it would be a rental property inspection- not a HAP inspection.

    I genuinely think there is an aim to move people out of all dwellings other than those that meet current building standards- or that current standards can be shoe horned into.
