Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

New Build House - Final snag to receiving keys

    Hi Folks.

    Does anybody know how long it usually takes once you have signed off the final snag to getting the keys in a new build house in an estate?

    It seems to vary wildly as I heard some got the keys within 2 weeks and for others it took 8 weeks apparently..... It's all hear say though.

    Btw all our paperwork for the lender and necessary insurances are in places.

    Just want to get a rough idea for planning the move.

    Your solicitor
    Builder
    Builders solicitor

    I did my final snag on a Friday and had keys by Wednesday. It was delayed a day because my solicitor was attending court one day.

    It will depend on things like:
    * How well things are progressed on site.
    * How many things are on the snag list.
    * Legals and financials.
    * Utility connections.

    you wouldn't be at final snag stage without being able to test these. well at least I wouldn't like to be.

    It took two weeks for us, they need to request the HTB first and then the bank needed proof of this before releasing funds.

    Wow. That was quick.
    From banks and builders side everything seems to be in order however the solicitor's are rather slow.

    Was also told that our solicitor needs to provide the bank with the HTB confirmation before drawdown.
