Is it worth selling a rental apartment and investing in IRES instead?

    Has anyone been in this position here that could tell us how they dealt with it?

    We currently have an apartment rented in Dublin.
    It is stuck on fairly a bit below market rent.
    It will be empty next month.
    Is it worth selling it and transferring the money to a REIT like IRES or would you just keep renting it with all of the rules and red tape seeming to appear every year that is anti landlord.

    If we kept it could we somehow avoid getting tangled up with the renting rules?
    Like Airbnb - but it looks like there are and will be continuing rules for that too.
    Or could we rent it short term and roll over the tenants every few months to stop us getting tangled in the renting mess?

    We want to keep the money as the percentage it is in our portfolio for property, but renting is a headache at the moment and very much potential to get worse.
