Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

    Carluccis and Starbucks on Dawson st. Subway on merrion st lower.

    Has the signage for Carluccis been taken down? (haven't been in town in months).

    According to this article last May, the intention was to keep the Dawson street restaurant open.

    Yep, also Slatterys Capel St, Chophouse, Crackbird, Matt the Threshers and drinks in Gravediggers, Palace Bar, Long Hall, Hogans.
    A previous trip brought him to King Sitric in Howth.

    Crackbird gone, the other places still there I believe?? I might go on an Anthony Bourdain tribute trail sometime in 2022/23 post restrictions... Is there a Roma1 somewhere?

    There's a Roma on dean Street, d8. Across from fallons pub. I asked before if they were connected and they said yes. But Im not sure I believe them.

    Id guess some landlords who have their mortgages long since paid off are using the pandemic as a way to exit 30 year leases in the hope of getting tenants who'll pay a good deal more rent when things open back up.

    I avoided roma 2 for years after getting a bad feed in it one night. Always seemed empty apart from late at night.
    Gave it another go about a year ago and it was surprisingly good. Went back for a few lunches from work and it was good chipper fare - sad to see it go.

    Why so? Demand for food retail units on Camden St has skyrocketed over the last few years. A unit like the Roma 2 will get snapped up in jig time, those opportunities dont come along too often and lots of food businesses would love a foothold on Camden Street

    Ah no! Was always a handy spot when stuck for a quick lunch. That's a shame now. There will be devastation in our office to hear this.

    Selling to who? There's going to be less footfall in that area for a considerable amount of time compared to one year ago and beyond. Even if we assume that things get back to a degree of normality, there's no indication that it's going to be gangbusters for business.

    Bear in mind the amount of businesses closing down will create much more vacancy for units to rent. More vacancy = downward pressure on rents.

    There may be a bit of inflationary pressure to say the least due to the decline of the euro, but I just don't see how there's going to be an expansion of commercial activity that's going to bring along a scrap for units.

    I walked by Carluccios today. Signs are still up, furniture still inside and the giveaway the big Gaggia coffee machine is still there. I don't think they're gone yet.

For people in their 20s and 30s who socialise in Camden Street Id say there will be no holding back once the pubs and clubs can re-open. Theres huge pent up demand in the economy and people have massive savings, once things re-open the street will be hopping just like before imo.

    Like I said empty units on Camden Street dont come up all that often, Im aware of one that when it did it had over 20 applications from various food businesses/chains to establish themselves on the street. So I dont see the Roma 2 being that hard to fill. Business people will be thinking about the long term, the first year might not be great but they'll be thinking about how well they'll do over 5, 10, 15 years, etc. The Roma itself must have been there 30+ years so it just shows how infrequently these sorts of opportunities come up.

    Im not saying this will be the case for all units and some streets will be slower than others to recover. But a unit in a prime location on a proven street like Camden wont have any problems getting rented out and likely at a higher rent than before as soon as the landlord sees the competition for it.

    The whole market is interconnected. If there's downward trends in demand of retail units in general then even the most bustling street in the country will struggle to sustain a rate, outside of the currency losing value in general. The economy was relatively booming prior to last March. It's not going back to that, forget it. It's estimated that 25% of the country is in some way unemployed. Many people are doing well from the last 12 months, but many people are not.

    Many more people will be working from home anyway, and I suspect that many people will decide to leave Dublin entirely as it's not worth it financially to them.

    Bear in mind that we've been through 12 months of having most of those businesses locked down, many of them will not be returning. Even if things get back to normal the chance of that happening again will surely be in the minds of any retail unit with any sense. There's no way the value of such an arrangement isn't going to be damaged by that.

    I don't doubt these places will be replaced, but I can't see this positive scenario from coming through.

    La Pizza next door to the Savoy is gone.

    Not sure about Darwins on Aunger Street, the name is gone from one side of the building but is still there on the other side of it.

    what places have you heard have closed or noticed have closed in dublin city in recent months during the lockdowns?


    was in town earlier and noticed 3 that look finished ( probably saw others too just these are fresh)

    amorino, the ice-cream place at entrance of stephens green

    O'Sheas restuarant/pub/hotel on talbot street had the sign gone and looked like it is gone for good (feel free to correct & i'll edit if not the case)


    I'd be very surprised if O'Shea's is shut down for good. They had recently put a lot of money into it and had created a really nice hidden beer garden there.



    They may (and im only guessing) have changed to accepting homeless people/refugee's in the hotel part to get through the last year as i have seen people going in and out of there and i can't see who else would be using the hotel in the last year.



    Maybe they have just closed the bar until normality has returned?
