Inchicore is definitely a great place to buy in if you're on the younger side and you're realistic about what you're buying into. If you're close to retirement and looking for somewhere to settle down, it's maybe not such a goer. I find it a bit like Smithfield or East Wall where newer, younger buyers are filtering in and attracting newer businesses and facilities, although there's still an older working-class element around or passing through.

The main street has a few nice bars, restaurants, and brunch places, and (although I'm not at that stage yet) I know there are a few good schools in the area. You're also pretty close to the Memorial and Phoenix Parks. The one thing I'd caution against is that, as with most places, there are a few streets or estates where you might want to at least exercise caution when going through late at night. You also get 'that crowd' hanging around on the main street a fair bit of the time. I don't think you'd ever run into trouble, but for some people it gets draining day-in and day-out and maybe if that generally grates on you then the area isn't for you.

The one thing I'll say about your particular location (as I don't know that much about the street itself), is that one problem that's raised with Inchicore is that it doesn't really have a local 'weekly shop' supermarket and your street's easy access to Kylemore Way means you can get to an Aldi and Tesco relatively easily. I would count this as a plus.

I have been renting in Inchicore for the last 4 years on Tyrconnell Road. The side of the road I am on closer to Black Lion Inn is very safe, cutoff is the Spar which can be a little dodgy. There is a Tesco on the street and a few pharmacies, a clinic and dentist, so everything is close by within 10-15mins walking distance.

There are also access to a number of buses, 13, 40, 68, 69 and a few new express buses to Heuston station. LUAS is close and very handy, just that it's full of drunks at night

I like that it is close to Pheonix Park and Memorial Park, for me it's just a 10 mins walk away, very handy. Also it is bout 5km to city center again very handy.

I do find the area closer to the LUAS stop (Blackhorse) bit unsafe and you get kids and suspect characters walking around there especially in summer, you'll see kids jumping in and out of the filthy canal lol

Since the Blackhorse pub and the bookie across the street has closed, things are a little calmer but unsupervised kids still are a nuisance. There were a few incidents at the LUAS stop recently about a gang of kids harassing people coming off the LUAS. I personally havent experienced it myself.
