    Hey Guys,

    Just wondering if anyone has any insight into this new place in Clongriffin. (https://vestaliving.ie/) I recently got my application accepted for an apartment there and was looking to hear from anyone that already lives there or has some knowledge about it.

    One of the big appeals for me is that it's pet friendly and was wondering how well suited the apartments are for dogs and if there's much of an area around to walk the dog too.

    Not sure about the apartments but lived in Clongriffin for a few years now and is a good place for dogs.

    Big park close by, Fr. Collins Park, for walking and is never over crowded.
    Also a group of dog owners meet daily in one of the fields so dogs can play and socialise.

    The apartments are still under construction and some are due to be completed by Feb. They look like they will be very nice high spec apartments. They are right beside Fr. Collins Park and walking distance to the Dart (if you can squeeze on a train!).

    Yeah they certainly look lovely.

    Does anyone know how a pet friendly apartment works? Like would the walls be extra thick to cancel out noise of barking dogs?

    Yes to all, except for the Electricity. You have your own meter that you top up.

    There is a "change your mind" clause. You move in, and you have seven days to let them know if you don't want it, you pay your first months rent and move out at the end of the month w/o any punishment for breaking contract.

    no issues squeezing on the dart into town, you are only the 3rd stop for the dart. even on matchdays etc, i have no issues.

    I get on at Clongriffin too. I find the journey uncomfortable most days. Especially when you get to Raheny and people start roaring at those already on the train to move into non-existent other places to stand. If you are happy with this service for the price paid, fair play! I'm not expecting a seat, but a little room would be nice.

    What is the surrounding area like in terms of shops and services?

    It does look potentially very interesting, for Dublin prices.

    In Clongriffin itself there is a small centra and good off license. A nice italian restaurant, chippers and chinese.
    Barbers and beauty salon also.
    A vets and pharmacy have opened recently.
    Been plenty of promises of more but have not materialised, hopefully with more people this will improve. There is a building for a supermarket that has been empty for years. The new plans have a cinema in them but who knows when/if that will materialise.

    Close by for big shop is Dunnes and Tesco but not walking distance if you are carrying a load.

    You are right on the dart so entertainment wise i head into city centre.

    There isn't a tonne of information on the website as to where the apartment you choose is located ie, what direction your balcony is facing, how near the amenities you are etc, however I found a lot of it through the planning permission documents.

    There are three "blocks": 31, 32 and 22. Each of these are split into sections ie A, B, C, D.

    I was going to get one but seeing as we can't view them and there wasn't any cancelation policy on the lease (only on their website) I decided against it.

    Yep, no break clause was included in the lease. So in the event I wanted to cancel all I had to go off was a bit of text on their website.

    And I noticed pricing being changed on their website too. Started at €1500 and then suddenly went up to €1550 over night along with every other unit going up by at leat €50.

    Just didn't feel right to me

    I just ignore them, even if there is room, I'm not moving to an uncomfortable position. They are served by both Dart likes, there's a train every 10 minutes

    Has anyone applied and signed a lease? Curious to see if there's anything out of place on the leases.

    Just signed a lease and due to move in April. Nothing seemed out of place at all, and the support team have been great so far, replying to emails and even available on WhatsApp. Looking forward to it! Took a drive by the other day and they look great from the outside.

    What's a "Safehouse" ?
    I live locally and have never heard of them.

    It's a great area. Very quiet, near public transport, not far from the city centre. My commute takes under an hour door to door. I start work at 9am and work near Tara. I can get a train at 8:36 and still be in for near 9. Not many places can offer that.

    The prices seem to reflect the market in the area. If I was in the market to rent a place, I would jump at the chance, rather than rent off some small time landlord who will be slow to fix any issues and could ask me to leave at any time.

    These new build to rent places offer much great security never before seen in the Irish market. A good thing surely.

    One bed apartments from €1550, while new co-living/hostel-type places are letting beds for €1300 plus. To me there seems to be some catch.

    Sorry, I thought €1550 was the price for the one-beds.

    For a high-end one bed at €1700, next to the Dart, I think that is better than the market price. From a search on Daft.ie for places to rent in Dublin city, €1500-1800 price range, the Vesta living apartments are way nicer than what I can see.

    I have booked a 2-bed in November for 1950. Concerned about the move-in date. They are still telling me that it would be Feb 18th. Not sure how they are going to get the units ready in 5 weeks.

    Not able to decide whether I should give vacation notice to my current landlord right now.

    Is anyone else looking to move in, in Feb?

    Also, someone mentioned that they have a whatsapp contact? Would you mind sharing it? They are not giving any phone contact.

    I'm looking to cancel my registration, as it becomes a bit too far us. Will there be any issue if I don't pay the deposit and inform Vesta now? I know the registration did not include any cancellation policy. But we haven't got an opportunity to look at the units so far and there was no physical documents involved.

    Will there be issues if I do not move in as per registration? How do go about safer cancellation?

    I never saw any cancellation policy in the lease (which was a big concern for me). They have a policy on the website where you can cancel it within 7 days of move in though they might still charge you for the month but give your deposit back.

    Did anyone notice the fence displays the Gannon Homes signboards? Is Vesta living part of Gannon Homes?

    Also, the location on the Vesta webpage shows the location as right near one of the corners of Father Collins park, while Google shows the address to be Gannon Homes construction site.

    Any clues?

    I stand to be corrected but I can't find any connection between Twinlite (the developers/Vesta living) and Gannon Homes.

    Gannon are developers of the Belltree development also on Marrsfield Avenue in Clongriffin.

    They're not connected to Gannon Homes. Gannon homes are still responsible for some works ie the linear park that's it. To all who are worried the move in dates, they will be met.
