Great thanks so much. What was your overall impression of their other developments?. How was the standard of finish and was it to a high standard?. Thanks in advance.

The other developments were gorgeous and the finished on the 3 and four beds were to a good standard. Some of my family is in construction and they came along spoke to builders on the sites and looked around with us and they were very happy said Glenveagh build good houses. Absolutely loved the four beds in Navan ourselves and the kilcock plans look fantastic. Would definitely have bought one in kilcock if it was in our price range so I’m sure your house will be fab Simon 😊. They have a good few other sites with weekend viewings and I would recommend taking a look at them if even to ease your mind. Really eased ours and left us with no doubts for buying off the plan. Set backs and delays are always crappy but hopefully they will come back after Easter with some great news 😊

Thanks so much I'm sure it will be grand.

Did you buy one in ledwill yourself?

We are considering this development as well as houses look really nice and it's on a train line to Dublin. However, we visited Killcock last Saturday and it looks like town is very, very quiet, not many shops, caffees, restaurants. We walked along the canal and church area. Did we miss the town centre? Are there any sports facilities for kids?

There are a few cafes probably 4 or 5. A few restaurants and pubs too. The town centre is small on the whole. The other things to consider are the brand new primary care clinic which is amazing to have and they are the process of building the new community centre which will be a great addition to the town. Lots of sports clubs etc for kids.

Also lots going on in Maynooth 5mins up the road or 8min cycle on the green way. You may find the site below helpful also.

Thank you. Is it a safe enough town? Is there a Garda Station?

Also, what do you do if you stay in Dublin socialising or late shopping. I believe last train is around 7pm.

Yup its safe and yes there is a Garda station but its only open at certain times and certain days. Other larger stations cover Kilcock and Maynooth when needed.

You can catch the 115 bus home in the evenings, it runs from wellington quay till around 12.55 home in Kilcock by 1.30 or so.

I am so excited now to see the show houses :)
According to the information we received from Nick Moore in March, the kitchen is not the same as he mentioned. He said"The units are light grey with a dark grey island, there is no choice." The countertop: "It’s a white silestone with a grey vein through it, similar to cnoc Dubh", while on the picture that has been posted by Ledwill Park facebook page yesterday it looks like the kitchen will be ivory with a wooden countertop.
Still looks nice, but a bit disappointed that things are changing without having been informed. Same thing with the show house announcement, they post the dates to everyone on social media but not even a single email sent to those who are actually buying there.. :(

I was thinking that too but maybe different house types come with a different spec which I've seen before in other developments. I suppose this is one if the pitfalls with buying off plans.

Also I sent a list of questions with regard to the countertop and the kitchen units, I also asked if there was a choice of colours etc. Sounds like he may have copied and pasted the answers and sent the same answers to everyone. I sent him the initial questions on the 19th of Feb.

    Hi All,

Thanks for all the helpful info to date.. Waiting on show house date so that we can go and have a look.. Really hoping to buy as they look really nice, drove out there a couple of weeks ago to get a feel for Kilcock and we were both very impressed, seems like a lovely place to bring up kids :)

We got our Valuation done last week and the valuation report told us it would be September when our house would be ready! Although they didnt have access to the site thats what a builder on site told them.

I was prepared that these new builds, the dates can be pushed out but i didn't think it would be as late as September!! Any one else been told September for the 3 bed house on The Rise? The report also told us that so far 9 houses have gone sale agreed I thought for sure our houses would be ready first....

Our valuation report stated June or July, this has been pretty consistent over the last months. We are in one of the 4 beds on the rise. Fingers crossed we get in sooner.

Hi all. We're hoping to take a look at these when they launch on May 10th. Do you think there will be a camping out overnight situation?

  • Closed Accounts Posts: 133 ✭✭g3l8usd9inoptz

Most people posting here at the moment bought off the plans so there was none of that madness.

I can't see that being the case but who knows in these strange times. I didn't see anything like that happen for millerstown which is like 5 mins away.

If it was Dublin I'd expect people to queue overnight but it's not. Also Millerstown was very civilised and it's going to be a huge estate anyway, plenty houses to choose from imo

Btw has anyone found out or asked about Part V?

Part V Social Housing, I assume it's going to be 10% of development. Curious to know if it's going to be concentrated in one place or spread across the development.

Yeah 50 or so houses. Usually the last phase going by previous developments I bought in. The builder said he hadn't decided yet when my solicitor raised the question. Usually they keep them away from the show houses etc.

Thanks for that. Good to know. So please excuse this stupid question. But if we were planning on buying off the plans whats the step by step? Do you contact the Estate agent and put booking deposit on there and then? just wondering why did people buy off plans and not wait for show houses?

  • Closed Accounts Posts: 133 ✭✭g3l8usd9inoptz

Just contact the estate agents directly. They will organise everything with you.

I suppose I wanted to be closer to Maynooth as it's my hometown so wanted to get the house sorted asap plus only small numbers of houses were being released.

Had a deposit on millerstown 4 bed semi d but the flooding put me off.

We bought off the plans for various reasons; We wanted to get into a house before year end to avail of the HTB and Kilcock has always been a nice area to me, its very close to my hometown. We were told by several others to avoid millerstown due to flooding issues. Ledwill came on the market then, So we visited several other Glenveagh developments and we were more than happy with their finishes, over all size of the houses etc. We also heard that once a development launches the prices for other phases could possibly go up due to demand, but I'm not 100% sure about that could be just people speculating? We also wanted to get into the house asap and it seemed like a smart option to buy off the plans to ensure our house would be ready in the first batch released.

We were a bit like Mur223 we wanted to get in on help to buy this year, Ledwill was in our price point close to family, on the train line and we liked the Glenveagh houses / finishes. We went for off the plans cause we were told it was a special price and would be going up at launch and we wanted to be in ASAP.

  • Closed Accounts Posts: 133 ✭✭g3l8usd9inoptz

Looks like the 4 beds are gone up 10k already.

But 3 beds dropped, from 315k.

Maybe the prices vary due to the fact there are a few different types of 3 beds so maybe the prices vary accordingly
