    Have been following RCP over the past few days myself. Do you think it is worth the 325k and 380k for the 3 beds and 4 beds respectively? Have heard stories about cars being burnt etc in that area. Not sure if that is true or just a thing of the past. Does anyone think it has the potential to hold its value in the next five years (have read the development plans especially train station, luas at broombridge, school, greenway walk, grangegorman near by might be beneficial for renting etc). I feel Ballymore / Sherry have factored the above in the prices already. Some guidance over here will be appreciated.

    We managed to get the last one of phase 1. Can't wait now!!! Is it worth 325-380??!! Well it is to me!! Safe very multicultural and very young community. the area seems very vibrant too, close to city center and phoenix park, new trains station is going to be build across the canal. Luas will be near by. Also from what I gathered it is very safe, spoke to the guards, security company in royal canal and people living there, New cycle path will be developed along the canal. There is 2 creches and a primary school. Gym, second one will be built at later stages of the phase 3 of the development. There is just a lot of things going for it in my opinion.

    Houses are lovely with very good BER and air to water heat pump.

    Congrats Neighbour. Very much agree!

    Not to mention the cafe, playground and the existing local shop.
    Also forget the Phoenix park, next time you're wandering past take a walk around to river road and head into the Tolka river valley park. It'll be five minutes from our front door and it's beautiful.

    Yes. Agree the prices are not bad value for the area and are probably just about correct, not forgetting there is a management fee also to factor in, also despite the D15 postcode it's probably more realistic it's being marketed with D7 pricing. We have been searching for some time and nothing compares to these really even though I never thought I would go for a new build. You have to take into account the square footage and the proximity to the city center to consider if it's value for you or not
    In saying that you cannot really have the attitude the house will increase or decrease in value. For eg as you may be aware there are plans to build a number of homes and apartment in that area in the future , so people will always buy a new place rather than a second hand house for similar price in the same area, so you just have to think of what suits you for now in life.

    One question to poster who mentioned they bought in the earlier phase, have you been told when you expect to move in? The first phase are not occupied yet, and I thought they were supposed to be in at the end of Jan. Just wondering when they will be moving in. I know it would drive me crazy because the houses look like they are ready and I think they look great

    We didn't buy in the "January" phase, but a friend of a friend has bought a Heron there. They snagged two weeks ago. Builder had two weeks to complete snags and then there'll obviously be lining up the final bit of the mortgage, signing and key exchange. I expect the West facing row of houses to start floor laying/moving in in the next week or two but haven't had any more grapevine updates.

    Not sure the East facing row has snagged yet. They haven't opened up the road or taken down the barriers.

    Anybody here moved in or snagging? Looks like we'll be a good few months yet.

    It looks like the main store will be an Aldi. They've applied for planning permission to erect signage once it's built.

    The new development up the Ashtown end (by caple) has been referred to An Bord Pleanala by the resident's association citing lack of infrastructure. They're specifically looking for upgrades to education and transport infrastructure. I guess that's a new primary school building, the Pelletstown rail station and possibly a new rail crossing at Ashtown/upgrades to River Road.

    Has anyone asked for modifications? Any success? We want to get double doors between the living room and kitchen in a Heron. I heard some people have asked for this.

    They were fairly basic changes to the layout of cupboards and there's an additional charge which roughly corresponds to the additional costs of the extra cupboards.

    We were lucky too in that we talked to him in time, long before the kitchen was ordered or the electrics were fully set.

    We bought in the second phase in February, found Sherry Fitz very helpful, management fees include a gym and 24 hr security, as well as landscaping for the front of the house, and a sinking fund if anything goes wrong in the area.

    According to the statement of accounts from the management company last year - the issue with cable has been resolved. Residents now have Sky and UPC to choose from. The management company are very active in Rathborne around the corner, and won best Dublin City Neighbourhood Awards in an Urban Village last year.

    Bins will be kept nice and neat out the front of the house in purpose built bin sheds made from brick. We hope to change the kitchen in the Heron by moving the island a bit towards the back door, and possibly opening out the living room into the Kitchen. We've lived in Ashtown for years and have not experienced problems with noise or anti-social behaviour, and cycle the Canal almost every day without ever having an issue.

    The area is extremely accessible to town, M50, Phoenix Park, Tolka Park ,Airport, Blanachardstown centre etc. Having grown up on the south side it is great to have all these things on our doorstep, rather than an hour bus ride away. (and for half the price) :-)

    The only issue with the area is accessibility out across the Train Tracks/Canal on the Ashtown village side. It can take 20 minutes to get out of Ashtown in the morning, but improving access from the river road, and automatic barriers at the top of the village would improve this. (Does anyone know if this will happen?)

    The area would probably benefit from some more Restaurants, Café's and places to socialise, but I'm sure these will come as the place develops after years of recession.

    Wandered past today.
    The first half of Phelan Drive West is open and looks like people are starting to move in there too.
    They're laying out the playground up there at the moment. The coffee kiosk seems nearly finished, hopefully the canal tow path will re-open soon.

    Planning permission wise, Aldi have applied for signage permission for the big Commercial unit so looks like they're the most likely candidate. There's also a commencement notice gone in for a cafe opposite the centra on Lock-Keepers walk, (it's currently an empty retail unit) which would be a nice addition.

    There was a new launch today of the four beds along Bridge Avenue and the 3 beds on Phelan Drive East. About half of them sold today, it's open again at 2pm tomorrow.

    4 bed Heron are now E380K
    4 Bed Willow End of Terrace are E400k
    4 Bed with garage E410K
    (1 parking space, add 10K for those with a second)

    I believe the 3 bed detached on Phelan drive East were E375K!

    Finally, apparently Phase 1 part B will be released for snagging in two weeks!

    Yes can't wait now!! I was talking to Donna in Balymore on Wednesday and she said no 7-14 Phelan Drive may be ready for snagging on Friday!! Did anyone ask about knocking down the wall between kitchen and living room in Heron??

    Delighted to hear about an Aldi opening up. I heard there was a Lidl opening in Cabra/Phib but not sure if it's true or not.

    The Lidl in Glasnevin is only about 3km away anyway. Much handier then the one in Blanch for parking too.
    Lived in Ashtown for two years and only realised how close that Lidl is about 2 months ago.

    Planning application reference : 3069/14 on Dublin city council website (pm if you have troubles finding it and i'll send you a link), you should be able to find all the relevant documents there, including 3d model of the development and landscape master plan(in case you wanna know if you're gonna have a tree in your back garden

    It's designed as a coffee kiosk for the train station but the train station doesn't exist yet and might not for a few years (or ever . . .)
    Not sure how well it'll do without the train station.

    Just to let you know, the first 8 houses have been occupied since about mid-March and 2 months later nobody has telephone, broadband or television (other than saorview). Virginmedia is not available, and eircom have made no effort to get the houses connected up.

    In the mean time I'll thank my lucky stars for the unlimited 4G data I get on my phone.

    I spoke to the workmen, they said they weren't there to connect up the new houses, they were doing something unrelated. They didn't have any idea when that work would be done, told me that I should contact eircom, but when I do they won't tell me anything because I'm not an eircom customer, so I contact Vodafone who I've signed up with and they just tell me to contact eircom.

    I'm virgin media customer, I will give them a ring tomorrow and see if they have plans for the service in the area

    My parents are eircom customers I think, they can probably pretend to be moving.
