Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

Reed bed instead of raised percolation area

    Would it be an option to install a 'Reed bed' ICW instead of a normal raised percolation area in a garden of a one off rural house? House is built and just about to begin on this step but would much prefer a reed bed. Are there planning issues or would they be happy to allow this change? This would be installed after the septic tank (biocycle unit)

    The site plan showed a percolation area, but application and planners report roughly state "waste water treatment to be built in accordance with EPA's guidance on wastewater treatment for single house". That document is quite happy with reed bed systems and outlines minimum specs. Would it be an all out refusal from planners, or is there any wiggle room?

    Usually the full planning would be more specific than that, and the report from the engineer on the percolation test would have what they recommended with planning agreeing to this.

    The drawing itself might only show percolation area, but one of the donunents attached should show what you planned on putting in

    The plans submitted do show a sectional drawing with a raised percolation area and stipulate a "P6 Envirocare unit and raised percolation area". The percolation test went in as normal.

    The planners report states "The treatment plant and percolation system shall be designed, installed and operated in accordance with the EPA publication "EPA wastewater treatment manuals - treatment Systems forsingle houses or otherwise in accordance with alternative proposals submitted by the applicant and approved by Galway County Council"

    The envirocare unit has gone in. It was just to change the percolation are to a series of ICW reed bed

    A percolation area is a secondary means of treatment.
    A reed bed is a tertiary means of treatment.

    They are not interchangeable.
