        <description><![CDATA[<p>Hiya all,</p><p>Came home last Saturday night to a rotten-egg/fresh-sewage smell on the ground floor of my gaff. There are no obvious causes of this. Spent Sunday morning cleaning the downstairs to no remedy of the smell.</p><p>Noticed that the smell comes and goes between 11:00-12:30 and 19:00-23:00 (approximately). It’s not 24/7, which is really strange.</p><p>Have had a plumber out who performed a smoke test and sent a camera down all the plumbing. Normal results. Called Gas Networks Ireland- no gas leaks. </p><p>Would appreciate any ideas on what it could be. !</p>]]>

Not sure if this is the correct place to post this. Have recently bought a new build house but are facing some issues with the quality of the build. Some items were identified on the snag list but were never fixed and other ones are new things that are just raising their head. We're at the mercy of the building company and foreman to try and rectify these issues but I'm sure they're more interested to finish building the rest of the houses.<br /><br />
I'm wondering if they have any legal requirement that they must fix these issues or are we pretty much on our own?<br /><br />

        <description><![CDATA[I purchased a new house which is 2-year old now. The house is developing straight cracks in the ground floor - 30cm parallel to the foundation. These cracks emerge from both corner and are developing in a pattern that are about to join into one straight line across the house. I have contacted Homebond and made a claim.<br /><br />
While they have confirmed by email they will be sending a structural engineer, when arranging the inspection over the phone with them I was told they won't be sending a structural engineer but a technical adviser (qualified Certified Insurance Practitioner) who is not a structural engineer.<br /><br />
Would anyone have an experience on the procedure?<br /><br />
As I don't have experience (and being very concerned about those cracks) I would like to get some advice on how to go about it and what to look out for to make sure the issue is not underestimated.<br /><br />
