Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

Easy street

    A neighbour has turned a 5 bedroom house into an 8 bedroom house with a large kitchen. 3 with ensuite and 2 bathrooms common to the entire house. Then then let the property to an agent in a standard letting arrangement who in turn licenses each room to language students, all bills paid, no overnight guests etc. Standard house share rules.

    This is in a very nice area in Dublin 9 and each room is rented to couples or 2 boys 2 girls etc. at €1150per room, €9200 a month.

    A couple of neighbours raised complaints with Dublin City Council planning (as 16 people are now living in the house) but the council agreed there is no change of use as the property is still in residential use. Likewise the RTB have no interest as the house is operating under license and exempted from registration.

    My neighbour reckons this is the surefire way to coin it, they have also set up their company for corporation tax so on the 8 other properties they operate they pay less than 20k in tax per annum.

    Is this the way to easy street?
