Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

Land entitlements

    Hi

    I'm looking to either rent or sell land entitlements, I've heard that potentially the 20% clawback on the sale of entitlements may be removed for 2023 and 24. Anybody know if this is going ahead or would I be better possibly selling now or wait and see ?

    They will be worth near 20% less next year anyway most likely as they will have a year less left to rum and a flood of them will hit the market when the clawback is lifted. I would say its as broad as it is long.

    Another issue is the eco is separated from the entitlement. Anybody putting land in for area aid will get paid eco they do not need an entitlement. As well it's flat rated.

    This will hit higher entitlements fairly hard as the same percentage is taken from accross all entitlements and paid flat rated then.

    Hearing 2.5~3 times value. Like everything depends on the demand I guess. May look into renting them, will speak with an agent over the week
