Hi all,
Vanilla are planning an update to the site on April 24th (next Wednesday). It is a major PHP8 update which is expected to boost performance across the site. The site will be down from 7pm and it is expected to take about an hour to complete. We appreciate your patience during the update.

How long did your house purchase take to go through?

    Hello all,

    We are currently bidding on a house and have the highest bid in so far. We are expecting another baby in February and I know we probably wouldn't get in to the house that quick but how long did it take for your house purchase to go through, until you could move in?

    Viewed twice in November 2020. Placed bid in mid-December, went sale agreed 10 days later, just before Christmas.

    Got keys mid-April this year.

    So 4 months between going sale agreed and actually closing. Hold ups being because of xmas, covid, bank taking ages to get deeds for seller, seller being involved in chain possibly delayed things too.

    6 weeks but very lucky

    family house we were selling used same solicitor as house we were buying. So when 1st house went through they had most of the money already

    Coupled that wife's friend was solicitor we chose (as we couldn't use same one), she pushed it through for us. They even let us use the garage to store our stuff once contracts were signed

    Went sale agreed in early December, only got keys in August, so 9 months. Very long wait,held up by sellers and their issues.

    Bloody nightmare as we had a child starting in the local school a few days after getting keys. We lived about an hour away at the time

    Current house: Sale agreed Oct 2017, property vacant at time of sale agreed, seller not in chain. Move in end of April 2018.

    Sale of above house: Sale agreed end of oct 2021, still waiting

    Next house: Sale agreed mid oct 2021, waiting - seller not in chain but hold up on planning retention issue.

    Eta probably not till Feb/Mar at this stage. That would put both instances at 6 months from sale agreed to move in date.

    We sold a house this year in the middle of lockdown. We accepted their offer on 4th January 2021 and we handed them the keys on 12th March.

    I think I have the worst ever. Bid accepted in October 2015, moved in April 2016.

    Went sale agreed end of August 2015, got keys October bank holiday 2015 (but the bidding had gone on the whole of the summer, nerve wracking)

    Sale agreed in August (agreed 12 weeks today). Still waiting on contracts now. Seller has some issues they need to clean up before contracts can commence, so we are told.

    Definitely varies depending on circumstances. This is a vacant house, executor sale.

    Getting worried/frustrated and not a lot of communication has been forthcoming.

    We went sale agreeded on the 8th Sept and got keys 19th Nov, overall straight forward process. Just a tad over 10 weeks.

    Viewed house 21st June 2018, sale agreed the next morning 😱 got keys the 31st August so 10 weeks in total, very lucky and no chain either side. Probably could have got the keys sooner if I had pushed for it

    Currently selling house - went sale agreed 20 October.I am handing over keys tomorrow. They have got the mortgage processed in that time (no idea who they have mortgage with). Really surprised how quick it went, just over five weeks. To be fair both solicitors were really on the ball. Contracts were issued real quick, their solicitor was familiar with estate/mgmt company so that was reviewed very quick.

    By the way I only thought about it few mins ago. Is it common to leave gift for the new owners. Thinking of getting something for them in morning and a note with few instructions / e.g. heat zones, something not working correctly and how to get it work etc. Is that normal

    Second house 8 months.

    1st Apartment 1998 (No Chain) off plans - 18 months - Delay caused by new build

    2nd House 2001 (No Chain) - 6 months - Delay caused by me not having mortgage paperwork sorted

    3rd House 2004 (Chain) - 4 months - Delay caused by Chain

    4th House 2006 (No chain) - 8 months - Delay caused by no fire certs etc as seller had built it without regard for regulations

    5th House 2017 (No Chain) - 7 months - Delay caused by lost engineers report on extended kitchen

    6th Apartment 2021 (No Chain) - 5 weeks - Fast as very efficient solicitors and no problems like above

    The sale of 4 of the above went through in under 3 months.

    Sale agreed start of March 2021. Keys mid June 2020 so just under 3 months. [Chain]

    A friend went sale agreed Jan 2021 and got keys in Sept 2021 (probate disaster) [No chain]
