Price to rent - per acre and for hayshed

Hi all. Hoping for some advice. What's a typical price to pay per acre to rent land for barley or similar, and also for the use of a hayshed?

Basically asking on behalf of elderly father who kept the field at the back of the house (approx. 5 acres) and the yard when he stopped farming about 15 years ago and sold the rest of the land. He's been pottering around at this and that ever since, but is now on the verge of giving up altogether and offering the use of land and shed to the neighbour instead. Neighbour would most likely be using the land for barley. We're in Co. Wexford, if that makes any difference.

All other sheds in the yard are virtually useless (roofs off/walls tumbling down), so we're really just talking about the hayshed. It's a 60' x 40' three-span shed (tall dome in the middle, and a lean-to on each side). Again if it makes any difference, one of the lean-tos is walled in and set up for use as cattle sheds or possibly stables. Neighbour who might be taking the place doesn't keep livestock though, so not sure that'd actually be any use to him.

Just wondering if there's any such thing as a typical price for this sort of set-up, before we start talking properly about it?

Land rental in an area can range but if its someone you trust and being a small plot could be 200 per acre for the land depending on shed use re water and power could be 500 or more for the yard. If tillage area main use would be machinery or straw storage perhaps so no real draw on electricity or water. He may not need the yard at all so ye could advertise it as storage if secured maybe, but I wouldn't know much of that and if folks are there on their own probably not an option

I would cut all of the above by half. Small area are a pain in the butt looking after. A shed is not much use to you unless near or in your own yard

We're literally talking next door neighbour here - as in it's our house, then the yard and our field, and then his house, yard and fields. There's a separate entrance to our yard too, and it's even closer to his main gate than it is to ours. And he'd definitely want the shed as well as the field - he's said so already.

I don't expect much of a draw on either water or electricity.

So bearing everything in mind - somewhere between €100 and €200 per acre for the field, and maybe €500 for the yard and shed? So if we split the difference at €150 per acre, we're talking somewhere around €1,250 (€150x5 for the field, plus €500 for the shed)?

Would consider it reasonable or cheap. It's large at 60 x 40.

Certainly not dear for the shed. That size of a shed if set up for livestock would have no problem making €500 a month in some areas.

Uncle Pierre, if you would be happy with the figures you’ve quoted at €150/acre and €500 for the shed I have no doubt you’ll have no issue finding a tenant of your neighbour doesn’t take you up on it.

It's just one side that's set up for stock, and neighbour doesn't keep stock anyway, so it won't be as lucrative as €500 per month!

Think we'll ask for that €1250 anyway and see how we go.

Am aware of the insurance issue, and that's a whole other kettle of fish.
