Hi all,

Buying a house from plans and applying for an extension

    We are thinking to buy a house from plans in a new housing development and would like to apply for a small 2 storey(less than 40 m2) extension in the back of the house before the house is built. Does anyone know if it's possible? If so would anyone know about approximate costs? Should we contact the developer or estate agent? Any experiences shared appreciated.

    Not possible I'm afraid. When you're applying to build an extension, you're extending an existing dwelling, if that dwelling isn't constructed, its a change of approved plans. The application fee etc is still the exact same (€34) but it would need to be done before construction has started.

    Some developers would have no issue lodge an application for you for a revised design for a single dwelling within a development.

    Some developers won't do this also, its a buyers market so they'll see it as hassle they can avoid.

    Dont quote me but isnt there some rule that you cant extend for a few years on newly built house's? Im not sure what happens if the proposed extension is under the permitted size exemption

    No, there's no such rule.

    Sometimes on an infill house, it can be conditioned that no new extensions (exempt or otherwise) are permitted without further seeking Planning as the house itself may be at the max density allowed already.
